If it’s gas I’d make sure it’s going to be removed safely- you don’t want to get to day of completion, walk into the house and they’ve caused a gas leak!0

This is genuinely my main concern! We have threatened to pull out now, we stated the completion dates way in advance. I am not scared about the actual quarantine, hence why i'm going away, I am concerned about being quarantined and then in breach when I cannot complete.0 -
I just want to add, they originally stated on the listing the cooker was included. They were on the market for over a year with no offers (it's a high price for the property, i.e. no drive, not huge, 500k) so we offered their lowest, (guide price £500-525, they accepted £500) and I think because of that they wanted to try get more money out of us. Fine. We won't buy the cooker.
But there's multiple reasons why we can't exchange after 26th, they have no real reason but preference, this has been going on since November, they knew it was happening, they don't even live in the house any more as they moved to where they are now going to live 300 miles away.0 -
What matters is on the F&F form, not what is stated in the Estate Agents blurb.
If its not as per the F&F form when you complete then inform the solicitor - if they have already made an overpriced offer in writing then your solicitor can use that as a reasonable amount to charge them, as it was an acceptable offer for the items to the seller.0 -

Awaiting their response about us pulling out, we shall see.

Call their bluff and tell them if they’re removing it you want it removed and a gas safety certificate done and you won’t exchange until this has been done.

Freestanding cookers are standard widths. I presume this isn't just your standard 600mm. 1000mm range?wksd said:

Of course they can "just remove" it. So long as you're fully aware before exchange. Otherwise, they would owe you the value of a second-hand cooker - peanuts.0
