A 3 bed with less land, no extension and no garage sold a couple of doors down for 300k no so long ago and two houses which can only be described as “projects” and in need of total renovation so for around the 200k mark. It’s hard to compare to any of these as ours is 4 bed and in a relatively good condition

    I don’t think some of our feedback would be getting back to the sellers

    Depends what you mean by good condition.  If you are talking about kitchens, bathrooms and decorations then your buyer will probably change all of those anyway. If you mean good quality double glazing not the cheapest plastic double glazing that you can get and a well maintained roof then that is something else.

    I gave feedback, verbal and by email, to the first place I viewed; I was getting a feel for how the photos represented properties.

    My opening lines were "I walked through the door and all I could smell was cigarette smoke, every room smelt of it, after returning to my car after about 45 minutes of looking round the property I could smell it on me all the way home"

    I then went on to list a few other things like n"knowing which garden was with the property and the person who let me in didn't know which it was, there not being any money in the electric meter so unable to check if anything worked, how the water was switched off and had been for a while so I could even check the water runs. Said it needed a lot of work inside so it wasn't actually move-in able and work round it, which was as per the report and I wasn't going to list them"

    Said "has positives eg the amount of rooms and the size of the kitchen, but IF I was to make an offer, it wouldn't be anywhere near what the sellers are looking for as it's not a quick clean and I'm in, looking at deep cleaning everything, replacing all the floor covering, just to move the cigarette smell".

    The EA response was "I didn't notice the smell, I will tell the vendors, do you want another viewing, they are open to offers".

    Funny thing is it was still on the market a few weeks ago, when another one popped up for sale, better condition, identified garden and parking, move-in able for offers over £20k LESS than the one I viewed.

    Wonder how much of my feedback actually went to the seller?

    Not all viewers give feedback, not all viewers are actually ready to buy, some are getting a feel for the market and what they can get for their money.

    Can't remember if you posted a link for us to view and pass comment, if you haven't you've nothing to lose and potentially everything to gain.

    A link has been posted on page two of this thread. Unofortunately I haven’t been around long enough to repost. Comments would be great but please if I may ask don’t judge on things that really can’t be changed. I am very aware the garden is overlooked, the tree in our garden flowers in spring and creates a little privacy a mature conifer which was in our neighbours garden in the right hand corner also increased the privacy for us but died and needed to be cut down last summer. Another has been planted but of course will take a good few years to make a difference.

    Personally I  cant see anything wrong with your house ...it looks a decent size and well planned.
    Going from a totally personal perspective I'm not the greatest fan of childrens toys anywhere other than their rooms,and I  do seem to see quite an array of them in your pictures....Its not something that should put people off when viewing but it may give the impression that storage space is not as good as it could be.
    I have to admit the issue of the overlooked garden wouldn't impact my decision at all so I  guess it just goes to show that some people clearly look at differing things differently!

    I have no idea if your price is right but maybe that's the sticking point and perhaps if you were to take a small reduction that might kick start the serious buyers back.
    I still wouldn't get too hung up on feedback...its a solid house that will appeal to someone

    Good luck with your sale...times are challenging and where things used to sell very quickly previously,people are a little more cautios at the moment,but I'm sure you will get there

    It doesn't look like a home, have you moved out?

    The lounge isn't set up well, but with the furniture in it you will struggle. Everything is pushed to the edges or barely furnished.

    You are potentially selling to people who cannot visualise living in the house without a decent furniture layout.

    Thank you for your feedback. We use the front reception room for the kids toys and a small area in the kitchen. We have only had families view the house and they have all said that seeing a separate room for kids toys is exactly what they want so I get a feeling it’s not really putting people off. But again thank you.

    we have reduced to 375k and have 2 new viewings this weekend and a 2nd viewing from a couple who loved the house and viewed it last week so here to hoping.

    The ground floor does look rather soulless/as though unoccupied - not that I can imagine it would put off a determined buyer.

    Have you done much to the house since you purchased it or have prices risen that much in the area?

    Overall, imho it looks like a blank canvas - including the garden - that would need some money spending to make it more contemporary/characterful depending what a buyer wants......

    I agree that - for the most part - feedback tends to be meaningless, so I'd not take much notice of that. On most of the occasions when we've been selling we've found that our eventual buyers have been very vocal during the viewing and at least three times (out of seven) have actually offered before leaving the property.

    One poster sees to many toys while the other says it looks like an empty home. Id say while constructive criticism is useful your comments are actually just a little hurtful. This is how we live. I like a clean tidy home and with two kids keeping it clean is pretty much a full time job.
