Crashy, it is not often I agree with you but I think your post is spot on except, perhaps, for some FTB's who might still be "afraid" of insulting a vendor in case the price does drop and they want to come back. You are right, most buyers no longer give a damn unless they have found their absolute dream house. At the risk of sounding like a broken record, houses are worth what someone is willing to pay for them. It is usually (but not always) less than the asking price.
OP, have you looked on RM/wherever to see what similar properties in your immediate area are actually selling for? Unless you know this, you cannot know whether your price is realistic or not. As for whether or not you should be hopeful, your guess is as good as ours. We were not at the viewings so how can we possibly know what these potential buyers' waffle actually means? Only time will tell. If you actually want some advice, perhaps look into whether another EA might do a better job and don't get tied into a contract for longer than 8 weeks. HTH.0 -

Speaking to partner usually means one of them isn't fully committed to it...Like I said earlier they are probably 90% there...the fact is they probably wont ever get to the 100%
When I've bought something,I've known pretty soon if its the right place and actually I have never given feedback on a property ive bought...ive contacted the agent and made the offer instead!
Thats the genuine feedback that a buyer wants not sorting out finances,those probably have been discussed at length before the viewing.

Yes and at the moment there are 3 other comparable houses on the market nearby. One which is done to a very high standard but has 4th bed in loft convention and a bigger garden is on for 435k. Feedback is just feedback. No doubt all your viewers will also be looking at numerous other houses. Like a beauty contest they'll ultimately plump for the one that appeals to them the most. Over the years I'd say that the actual buyers tend to be the ones that appear disinterested intially. Often returning after a period of time has elapsed (yet to sell their own). Spring is approaching, the market will pick up, virus permitting. Just be patient.0

Classic excuse LOL. If she was really interested then she would say so without the caveats. I actually used the "I'll speak to my husband and get back to you" excuse earlier this week.
