I know the pointing is not great . Had re pointing done last year in a hurry and it don’t look good I admit . Think they just used sand and cement .0
-
Well there’s definitely lintels 😂0
-
Any idea what would be the issue apart from what builders have already tried0
-
The window looks to be set too far forward which does not help.0
-
Which window the bottom or top0
-
Bottom. Is it a cavity wall?0
-
Iv been in this property about 5 years and never had this issue . Until a month ago with all this heavy rain and wind0
-
Yes cavity wall0

The window is a little too far forward, The won't be a drip bead on that lintel or its under the window. I Would strip off the silicone and redo it, Or just clean it add a second bead on top.And think about painting the wall red.0

The leak is coming from top of the window . From around where the sill is . Re doing the silicone how would that help ?Plus the window above underneath it on the inside wall there are some Dried water marks0
