Stuck in the middle of LL and estate, not sure where to go from here?

    The thing here is that there is no guarantee that a house with full central heating and insulation will not have a much higher rent to reflect the amount of money that has been spent on it.  So it may not be a solution to this problem anyway and I can't see the estate wanting to do major repairs on a property with people still living in it which of course may be why they are delaying everything.  They may be hoping that the OP will get fed up with living in a house that needs repairs and do the sensible thing and move somewhere else. 

    The estate obviously are delaying or they would have done something by now.

    I completely agree with both posters, I know we need to move. I also know that the estate are stalling, for whatever reason, which makes no sense as the house next door is exactly what we need and is ready to move into (the rent is approx £50pcm more). They also have other properties in this area that are empty. It was actually never my intention to try and get rehoused though, I just wanted the house we are living in to be made in better, and habitable, condition. I have made that clear to the estate, it was actually them who brought it up.

    We need a 3 bed, not 2 bed, as my stepdaughter comes to stay for a week every month (currently home schooled so can come whenever she wants). She is 11, our son is 8, so they can't share. I'm sure people will think it's ridiculous that I won't move his school but I promised myself that my son would not have the childhood I had, and I will stick to that. One school move, when he is so settled and happy, is one move to many. I have no issue driving a bit further to get him to school, his school is already 6 miles away (it's still the only school we were in catchment area for).

    That's fair enough, but surely the health of your son (and the rest of the family) is a higher priority than a single change of school? If the mould & damp are as bad as you say they are, it's literally a hazard to everyone's health, including potentially long-term issues.

    On principle I agree, his health is absolutely paramount. As it stands he is showing no signs of his health being affected, but I am monitoring it very closely. If I see that he has begun to suffer then we will obviously have to rethink or push the estate to act (or force them to put pressure on LL to act). I have pictures of the mould (although they would be very "outing") that I'd happily share if I knew how.
