Stuck in the middle of LL and estate, not sure where to go from here?

    Have you written and asked for the elecric report? Have you written stating that you believe the electrics are dangerous. By 'written' I mean to the proper address, in a letter.
    'Seeing his house' is not the same as being informed, in writing, of the address the LL wishes to use 'for serving notices' See the Act.
    I have emailed the estate as LL states it was they who ordered the check so he knows nothing about it. I have actually emailed regarding this on 3 separate occasions since December requesting the report but alas! I've had absolutely nothing in return.
  • Have you been paying rent on time? Even with a bankruptcy looming?   If so it might be worth just looking for a new place and using the previous good history to overcome failing the basic referencing.

    It seems to me that you are going to have to report the insanitary/dangerous condition of the property to the  Environmental Health department of your local council.
    Is there any chance at all of your being offered Local Authority housing?

    Have you been paying rent on time? Even with a bankruptcy looming?   If so it might be worth just looking for a new place and using the previous good history to overcome failing the basic referencing. 
    Unfortunately we got a little behind last year (it's been a terrible year financially, my husband did several months work for someone who kept promising payment...then declared himself bankrupt, leaving us in the doo as I was a student at the time). Our LL has been very understanding throughout the issues we had and we have very nearly cleared the arrears by paying £250 extra a month.
    I understand we have completely shafted ourselves 😔

  • Stop emailing and start writing. Address letters to the landlord named on your last tenancy agreement, at the address provided. If that is the father, at the father's address, so be it. Legally that is what you do, since you have not been formally informed of a change of landlord. You could include a paragraph asking for confirmation, under the Act, of any change of landlord that may have taken place.
    By all means also send copies to the son, and/or the estate, so that everyone is kept in the loop.
    If you want to pursue the electrical problems either
    * do so formally in writing to your landlord (see comments above), but accept whatever impact that may have on employment (I'm stillnot clear who employs you)
    * or go and have a chat, with the LL and/or estate
    * or invite LL/estate to tea (bake a nice cake)
    * or contact Env Health
    There are pros/cons to each course of action which only you can decide upon.

    Not a hope in hell I'm afraid, there are next to no council properties in Cornwall and, despite living here for our sons whole life and his going to school here etc etc, we are deemed to have no local connection as we have no family here so would be bottom of any list.

    The estate employs my husband, not the LL.

    The impact it will have is that, potentially, his employment may end. That's pretty catastrophic, considering our current financial problems, besides the fact my husband loves his job and is doing very well.

    Ah just twigged about employment....I am a staff nurse, employed by the NHS, absolutely nothing to do with either of them 😊
