    Thanks for comments I've managed to persuade her get photos rearranged and info about solar panels explained more clearly 
    AdrianC those house although similar none of them have a south facing garden which in the summer is absolutely glorious having the sun all day and that coupled with the solar panels is worth a premium

    Solar panels? P'raps a small one. Mostly, though, it's about saleability. Price difference is going to be trivial. A £15k difference...? Dream on.

    Remember, the job of the listing is to get people through the door to view.

    South facing garden will make it more appealing but won't add loads to the price.

    The solar panels and 'conservatory' would put me off (along with many others). Certainly not add a premium. Conservatories have a very limited lifespan, are often boiling in summer and freezing in summer (and tbh this actually looks more like a lean-to type structure than an attractive conservatory). Many people on here say they're offputting generally, and many demolish them or see them as a negative.

    I think @h@hazyjo has a point.
    The house reminds me of my parents house. It was similar in style (a bungalow with a large garden) though there was a dormer loft. As with this house, it was very dated. The people who purchased it really bought it for the situation (there were lovely views) and land and the house was later effectively demolished and re-built. I can image someone doing something similar with this plot.

    I've edited my previous post i just meant the south facing garden with the solar panels generating a healthy return is worth a premium,the conservatory would be knocked down if i bought it and replaced with an extension all the the way across the back expanding the 2nd bedroom,bathroom and making a lovely kitchen/diner

    I would respectfully suggest - if the aspect of the garden is worth the extra money... perhaps mention it in the key features? 

    Many people will see the solar panels as either an unknown quantity or disadvantage - many people don't like unusual and there have been a number of negative stories over the years - and many see conservatories as negatives, given they're often boiling in summer and freezing in winter.

    If you're convinced they add value... sell them in the listing - make it clear, not using EA speak, why they are positives and get better pictures of them.

    ETA - new forum format strikes again... I see others have made similar points already. 

    The idea the panels add value - maybe to you who knows how they work/the tariff, but don't assume a buyer glancing though listings feels the same. Knocking down a conservatory and rebuilding is an expense/detractor for many, not a premium. 
    That sounds like a classic case of premature extrapolation.

    Does the "conservatory" really have a double glazed UPVC roof or is that roof made out of plastic?

    Streetview doesn't show me it. You have to be determined to find it ... in another part of the road. 
    Apart from that, it shows me everything I need to know: 
    Layout, overall size. Room sizes. 
    Photos of interior, I can see it needs some updating, decorating, re-carpeting. I can see there are storage heaters, not gas central heating.  It tells me there is gas at the bungalow. 
    I would have concerns about the solar panels, who with, how that works, etc, but could ask at a viewing... 
    As a potential buyer of a nice little bungalow, it tells me everything I need to know in order to decide if it's for me.

    "Tiled flooring, double glazed upvc throughout"......i think most people would realize that meant the windows and 2 doors

    "The property benefits from double glazing throughout and is connected to mains gas."........clearly stated in the listing
