My sister in law who is executor and is always right thinks that the adverts are perfect,me on the other hand have a list of niggles with the listing just wondering what others think before i tackle her

With all due respect, when a house needs updating, all I'm really interested in is the photos (needs work) and a floor plan with the square footage on it.The solar panels do raise questions. Are these the rented ones where the lease has to be transferred? They're probably better off mentioned than not, but if there are caveats, it's best that potential buyers understand what those are before you go too far down the line with them.I can't see what the £1,500 cash back is. It's half a sentence but there's no sign of it when clicking through. I'm not interested in it as a thing, but I couldn't read it if I was.Everything that is supposed to be in heaven is already here on earth.

Agree that the photos are bad. Especially the bathroom, where the estate agent has squatted down to show the underneath of the bathroom cabinet and toilet cistern.
Does the gas fire use mains gas or bottled gas? As there's no central heating, if mains gas is available it would be a good idea to say so.1 -

As a FTB - I really didn't like the way it was presented on the agent's site.
More generally though, on both sites, something about the photos is generally off-putting - I'm not sure if it's the angles or a wide lens?
The pictures are also out of order which makes it difficult to tell which room is which - can you group them so different angles of the same room are together?
I agree with the suggestion of putting mains gas supply right up front - your key points could do with some work... As I see it:
- Detached bungalow
- Two bedrooms
- Garage and driveway parking
- Mains gas
- Double glazing
- whatever else you think is important after thatThat sounds like a classic case of premature extrapolation.

I'm guessing the cashback applies to the Solar Panels, but it is terribly explained.Apart from that, the photos become largely irrelevant to me, the floor plan is more important. It needs work that's what matters, you just need an idea of how bad the work is.So as per NewShadow's comments. Bullet Point like that, and clarify the Solar Panels and then wait, Offers Over is probably irrelevant on this type of property because people will offer what they think it is worth no matter what you put.0

There's nothing about the cashback on RM, and there's nothing horribly offputting about that listing. It's mediocre, but it's a bungalow in need of a full once-through.
It's on mains gas - state that. TBH, I'd consider putting GCH in before sale - it'll definitely increase saleability.
Definitely mention the PV is owned, not leased, and the FIT - the EA's line about cashback is just confusing.
That apart, my gut feel is... price.
Same price, similar condition, same floor area - but divided into 3bed, not 2. GCH with new boiler. On market since August.
