What is wrong with my house?

  • I really appreciate all of your feedback. It's very helpful. 
    I will try my best to make these changes.
    A few of these suggestions I had mentioned to my estate agent at the time and was told not to worry about it. I guess I should of trusted my gut.

    When something is wrong, one of the P words isn't right.
    Price (it's good that you removed "offers over")
    Promotion (is it online and getting page views, is the agent doing a good job with how they tell buyers about it)
    Pictures (I don't see anything absolutely terrible here but other people have given a few good tips)
    Property itself (does it back onto a rubbish dump, is there a school across the road, is there a major sewer running underneath, has the council announced a development next door, is your neighbour running a brothel)

    It doesn't matter what the condition and situation of the house is, if the price matches what you're selling, and buyers know about it, you would have had people coming to view it and someone would have made an offer. The most likely scenario here is that the price isn't correct. See if you get some viewings with the "offers over" removed, but if not, it is the number which is putting people off.

    does anyone live there? I know they say de-clutter but people also like to look at a home to image themselves living there. It just looks so empty.

    Is the area some sort of private or MoD estate? I always get suspicious if it's somewhere the Google car hasn't dared visit, as it usually suggests private roads.

    After acting on a fair bit of the advice, we did get some viewings, but no offers. 
    The reason we did not reduce the price is because we haf already reduced £20000. When I suggested to reduce more to the estate agent, he insisted its his job to advise us and that he thinks its not a good idea.
    The previous sold properties near to us, all went for under market value as they needed quick sales. 
    So as I'm getting frustrated again, due to it going quiet (not sure if the storms have anything to do with it)
    I thought I would have a go at writing a better description. 
    It's currently not in the correct order and I'm not that great at writting. 
    If anyone gets the chance to read this, I really would appreciate your opinion. 
    My property is on rightmove, the only house for sale in Perham down. 
    With the Salisbury Plain right on your doorstep it is the ideal location for walkers or dog owners.
    There is direct access to the garden through the back gate, perfect for riding a bike around the hills and then putting it in the properties large shed.
    The village is a lovely and peaceful place for families and couples, with only a small amount of houses on this private estate.

    The large loft conversion offers views of the top of the hills and an element of seclusion. At the foot of the stairs is room for a large fitted wardrobe. 

    At the front of the property the driveway can accommodate two cars. 

    The local shops and schools are under 2 miles away. 

    The property benefits from three double bedrooms, larger than your average three bedroomed house. 
    The property is superbly decorated and ready to move into.

    The garden is low maintenance, with a decking area, perfect for relaxing during the warmer months.

    With a modern yet homely feel throughout this home, you will not be disappointed.

    Have you check the is no planning pending, The fields look like prime plots for 30 new homes, up to 500 around you.
    Its good you had some views, But are you desperate to sell or can you sit for 3/6 months and let the EA decide when to reduce?

    How do you know why they all went for under market value? Also, people check sales prices of nearby prices so if they sell under market value - that becomes the market value. You can sit on the market for a long time, but if you are not getting any offers it will be price. 
    Have you tried speaking to another agent to see what they say?

    1) the first photo shows all 3 houses not just your house. I don’t like their logo on your house. 
    2) no street view - MOD housing? Army barracks opposite. Can’t even figure out easily using satellite which house it is. 
    3) fridge and washing machine/dryer (whichever it it) in the kitchen look out of place. 
    4) bedroom extension makes me think there will be hardly any storage. 
    5) 3rd bedroom needs a bit of colour to make it look more inviting. It’s too dull in the photo. 
    6) the decking in the garden is a bit random. 
    7) apart from a nursery, there’s literally nothing in the area. Are there any local shops at all? Petrol station?
