What is wrong with my house?

I'm trying to sell, but have only had one viewing in 3 weeks. I'm after some advice/criticism please. 
I'm not allowed to add a link on here. But my property is on rightmove. It is the only 3 bed terraced house in Perham Down, Andover. On at offers over £225000

I would really appreciate anyone's opinions

    Firstly, 'offers over' immediately puts some people off. What price are you looking for? Market at that or just above.

    Is the bedroom in the eaves the master bedroom? The pictures make it look like you can't fit any wardrobes or drawers in it. 

    Although it's a three-bed, I'd see it as more of a 2.5 bed. The lounge and kitchen are the size you'd expect in a 2-bed house  (presumably because it's a 2-bed that's had a loft conversion?). If other 3-beds are larger (square footage) you'll need to be cheaper than them.

    Hi.  I have recently bought a house so here's what I think.  I cant tell you whether price is right as dont know area.  Bathroom really good and house is good just needs a bit of dressing.  Think house a bit bland from outside so maybe put some feature planters etc in front so they know what house for sale.  Put in small dining table and colour coordinated accessories and blinds in kitchen.  Make more of a feature of loft conversion  again coloured feature wall and a matching throw and pillows on bed and maybe some unusual art.  I would prob ditch some furniture in kids room and put in some colourful stuff.  Make sure living room is really modern to give wow factor when they come in.    Look at show houses online for ideas as that's what people really looking for.

    The kitchen needs a table and the dryer moving. If there's another fridge get rid of that too. A lack of a dining space highlights the fact the house is a bit small downstairs.

    Does a table fit in the kitchen? If so, I would think about adding one. The kitchen also looks quite dark on the photo so maybe think about having that re-taken.

    Get your estate agent to take some decent photo's without having all the lights switched on - it just makes me think the rooms must be dark.
    Also, get them to take out the fake blue sky in the outside pictures - if they've obviously doctored the photo's like that (ie: badly) then it makes me wonder what else they're not being truthful about.
    Photo 8 makes it look like there's not enough storage in the house as things are abvously being hidden under the bed.  Photo 12 is the same - it looks like there's loads of stuff hidden inside the conservatory.
    At the end of the day though, 99% of the time it'll be the price is too high.

    There's nowhere to eat.  Either move the tumble dryer and fridge freezer and put a table and chairs in that space, or turn the conservatory into a dining room.  And de-clutter - hiding stuff behind sheets just highlights the lack of storage space. 
    ADD: A large rug in the lounge will make it look less like a waiting room.

    Always makes me smile when estate agents put "viewing highly recommended". 
    If someone is interested, they will want to view it.
    I think your house is a bit on the expensive side. What have similar properties SOLD for in the last few months in that area?
    (No 37 went for £203K 6 mths ago, and that's a semi).

    Photographs are pretty poor so firstly those need changing, price is on the high side and you haven't made use of the space you do have ... as above put a table and chairs in , if it's a kitchen diner the clue is in the name so needs a dining table .

    I'd remove from the market, make the changes and get it back on , preferably with another agent

    The loft conversion looks so limited by roof height it's more like 2 bedroom plus a bed, with those 2 rooms only having single or bunk beds. That makes me compare it to the 177k sstc house just metres away, also listed on Rightmove if you include sstc in the search.

    Personally I'd rather see 2 bedrooms with at least one having a double bed in, plus space in the loft. Then I could see it as having a significant advantage other other 2 bed properties.

    Also missing anywhere to eat dinner as a family... needs a table and chairs.

    If you have only had one viewing then it is the price. You are asking too much. People who are looking to buy can get something cheaper and better somewhere else.
