    Luckily we seem to have avoided the smooth render trend on new builds in this area. Any render used is white painted roughcast that seems to age much better than the smooth stuff.
    Interesting point about render - outside of our island which clings to brick finishes for grim life, render is ubiquitous and seemingly of high quality. I expect what our builders paste onto the outside of houses in the name of "render" is little more than UVA, twigs and wattle.

    It is grim, isn't it? And even if you redecorated and replaced the bathroom it still seems to have very little living space for the number of bedrooms.
    It's in a nice area but is considerably overpriced in my opinion, given the poor layout and general lack of amenities.  One would expect a separate dining room, conservatory and garage at that money - indeed there are properties for sale for similar, or less, in the surrounding area with land, proper gardens, more reception rooms and double garages.  

    You can tell this has been done on the cheap by looking at the images of the house pre-revamp.  Whilst it looked a bit on the sad side, it had the same basic shape.  I'd suspect that it had a separate kitchen and dining room at one time and the big void at the back has been made out of those.  I'd also guess that it was originally a three bedder at most, possibly two.  Interestingly, the house used to have a garage and separate outbuilding.  Seems the developer simply demolished them and didn't pay for rebuilding.  

    Can't think it will be easy to sell at that money.  You'd need to put a good few thousand in to undo the bizarre cosmetics, restore the additional reception room, rebuild the garage and get the garden looking halfway decent.

    Sold in pre-ruined state for £350,000 as a three bedder with dining room, carport, garage, shed and nice garden in summer '21.  Sold again for £355,000 to the developer (we assume).  

    Listed in present condition for £580,000 in June 2022 and, interestingly, the photos from that listing appear identical to those at present.  Relisted September 2022 for £550,000 and again failed to sell.

    Up now with new photos for £500,000.  Appears the place hasn't been lived in since the remodel, which is coming up to a year old.  Best laid plans...

    Went back on the market after the "makeover" for £580K - Lost the dining room, and gained a bedroom.


    Oh wow, that clearly needed some updating but with the mature garden and what looks to be a far better lay out I'd take that over the current mess any day.
