With a G(3) EPC, you won't be able to rent it out. Also need to cough up £125 p.a. for a vehicle access licence which may or may not go up. Without that, it is a 20 min hike to the nearest road on a good day. Getting deliveries may be an issue....

The biggest obstacle is the water, I would say, although that ties in with vehicle access too. Even if assured of that it's a hell of task to keep supplied. A spring might have made it more feasable.0

Winterscales Beck is just the other side of the railway line, so water shouldn't be a major issue. If push comes to shove, drill a borehole.

It's surprising how much you can get in a rucksack.
