Bit skimpy on the bath proportion but I'm sure many of us grew up with one toilet to three bedrooms so proportion on that does not seem odd to me.  We were a family of six in those three bedrooms which may be the entirety of this household in six..

But, if this is a student let then is it not an HMO? In which case, I think there's a minimum of one bathroom per three or four occupants, or something like that.

Unlikely a family house would have a bedroom on the GF and just one living room (although not unheard of). so more probable student accom.

As Kirstie Allsop says, look at the ceilings- I think that was the sort of thing she had in mind 😂
