I wondered about having a look at the title plan, but there are a lot of them for that road that seem to be included in the sale. Unless some of the title plans in the listing are ones that could potentially be bought from others.
I thought of buying the title plan to have a look, but I think it's quite confusing and what is on the Rightmove listing is enough.
In terms of the digger getting access, my best guess (based on very little of anything) is quite a long trek from the factories in the southeast direction from the house.
This property makes me think that I want to make a list of interesting properties that I can look back on in future years to see what happened to them. I feel it's a pity that all those trees had to go. It looked to be a nice green area in the city. (I'm aware of the responsibilities of owning land with trees on it.)0 -
I suspect someone has been playing the long game there, for many years, buying up part of the back gardens of most of the houses. They look to originally have had long gardens.2

As far as I can see, very far from a guarantee, the land circled in red here is the land for which planning permission was refused, and now is being applied for again. The land circled in blue being the 'land behind' being approximately overlapping what is being sold in the listing posted here. In the red circle, it looks as if it would be easy to build an entrance from E Ward Mews.

And, here they are building those units. I think that here that one unit here is finished and they're building the second. . This is a very different situation though as the 'land to the rear of' here backs onto a road which became the front road of these units.
Despite Colchester's online planning permission search going back decades, I couldn't find any planning permission applications for any of the numbers of the 'land behind' (and the 69 Greenstead Road house) apart from applications from applications for dropped kerbs and vehicular access.
