    We've all heard of building projects, so how about a demolition project?

    The agent's advice is that one may wish to pull the house down!  
    Clearly the idea is to demolish the house on the road frontage to make way for an access road to the multiple plots behind the houses as a small new estate.

    But there must be some other access otherwise how did the digger get there to clear the site?

    Plenty of space to get a mini-digger up the side of the property.

    This is, I think, one of the most thought-provoking properties for a long time. The property itself looks well proportioned, apart from the cupboard they call bedroom 4. The bathroom looks like it has good storage. 

    I wondered about having a look at the title plan, but there are a lot of them for that road that seem to be included in the sale. Unless some of the title plans in the listing are ones that could potentially be bought from others. 



    I thought of buying the title plan to have a look, but I think it's quite confusing and what is on the Rightmove listing is enough. 

    In terms of the digger getting access, my best guess (based on very little of anything) is quite a long trek from the factories in the southeast direction from the house. 



    This property makes me think that I want to make a list of interesting properties that I can look back on in future years to see what happened to them. I feel it's a pity that all those trees had to go. It looked to be a nice green area in the city. (I'm aware of the responsibilities of owning land with trees on it.)

    I suspect someone has been playing the long game there, for many years, buying up part of the back gardens of most of the houses. They look to originally have had long gardens.

    But, now they're trying to exit. After clearing all the trees from the back and front gardens. Seems an odd time to do so.

    As far as I can see, very far from a guarantee, the land circled in red here is the land for which planning permission was refused, and now is being applied for again. The land circled in blue being the 'land behind' being approximately overlapping what is being sold in the listing posted here. In the red circle, it looks as if it would be easy to build an entrance from E Ward Mews.

    And, here they are building those units. I think that here that one unit here is finished and they're building the second. . This is a very different situation though as the 'land to the rear of' here backs onto a road which became the front road of these units. 



    Despite Colchester's online planning permission search going back decades, I couldn't find any planning permission applications for any of the numbers of the 'land behind' (and the 69 Greenstead Road house) apart from applications from applications for dropped kerbs and vehicular access.
