  • You can get a non refurbished 3 bed there for £65k. White paint, carpet tiles, cheap kitchen and bathroom. Maybe £25k?
    £10k profit after sales costs?

    If you're doing 10 over a year that's £100k profit.

    I thought it looked really nice inside. 

    If you grew up there and want to be close to family for childcare then £100k for a family home with new interior is really good. 
    Not doing the stairs is really weird..

    I can’t imagine being THAT close to (what appears to be) a high speed mainline train. The whole house must shake when one passes!

    Google streetview shows windows on the train side. Which I'm guessing will be double or triple glazed.

    I'm going to have a similarly ugly shed soon. I wonder if I can find a shower curtain that will make my shed look like a portal to another dimension.

  • I used to live that distance from a train track. I installed an extra layer of glazing, bigger gap between 2nd and 3rd pane helps reduce sound but slightly less thermal efficiency as air can circulate.

    One day the track was replaced with fully welded rails and so much of the sound disappeared. Was much more like a noisy electric car than a Choo Choo train. 

    It does become a consistent sound that your brain can ignore. Busy roads with unpredictable sounds are a different matter

    It would be the level crossing that would be more annoying than the trains.
