I realise that this is one of those piece of string questions, but I am curious about opinions on how fellow moneysavers would proceed with this house.

2 of 5 new builds on a small development. The only 2 left are the same house type - this one. Originally marketed at £598,000 in September.....I know. Now down to £500,000. I don’t have a house to sell and am proceedable but really unsure as whether this is even worth £500,000.
The other 3 houses are sold but no sold prices yet published. I am interested to see what people on here would do if they really liked this house but are not emotional enough to pay over the odds for anything.

Personally, I think the house has zero kerb appeal and is top-heavy. There are far more attractive houses in the link supplied by Swri198.#2 Saving for Christmas 2024 - £1 a day challenge. £325 of £3661

It is hardly asking a developer to go out of their way to put pictures of the actual property they are selling on there website they probably paid thousands for and not just a similar house.
If I was selling my house, I couldn't use images of next door!
Personally, I don't like it, really bland and probably more expensive purely as it is a new build. But then I'd be looking at the houses that look borderline haunted on the other link and thinking, what could I do with this to make it mind.1 -
I usually like newbuilds
But not that one - top heavy, no back door in utility,downstairs loo stuffed at back of utility, featureless rectangle for the kitchen diner. Upstairs is very 'executive' with balcony and multiple bathrooms but integral garage makes downstairs more like a semi. And its a bit ugly from outside - love the yellow stone which is usually gorgeous but somehow the other features have taken it away. Plus no confidence in a builder who can't even list it properly - description, floor plan and photos all different.
Obviously that's all personal preference.
So in price terms I'd be wanting it significantly cheaper than the others if they were better designs. I'd be tapping whatever resources I could to find those prices out. Looks like its been a difficult sell if they've knocked nearly £100k off it and are now in HTB territory.0 -

TBH, I'd go for that in preference.
£25k cheaper.
Plot looks similar size/relationship to neighbours.
Looks to offer a good chunk more internal space, but neither have floor area stated - the OP's original doesn't even have any room dimensions, but they really don't look generous, in relation to the garage.0
