            I have today exchanged on an empty property, no chain, and it has taken 51 weeks.
 A friend read an article yesterday that said the average time to exchange is 36 weeks, or 256 days to be precise!
 I too am not putting myself through this again!!

 This is probably where the hold up is - there is a leasehold property in your chain and a landlord/freeholder/management company had to respond to the LPE1 - no doubt there will be enquiries raised in this respect.fullofcold said:True, us and our buyer are definitely ready to go on our forward purchases.             Sold my small 3 bed detached house in 2013. Took 10 weeks. Bought my current small 4 bed detached house in 2016. From viewing it to moving in took 8 weeks. Current house now on the market. People who have viewed so far seem to be in their early 30s and have sold to FTBs. For me, it has been so important to select a firm of solicitors local to where I live so that I can personally deliver documents to them or to be in the office to sign paperwork etc. I'd rather be an architect of my own destiny than totally rely on others when selling and buying property.0
