    Oh god, we are currently about 6 weeks in with no chain, that sounds like our worst nightmare. What's been the holdup?

    Ours were not. The property we are buying is being sold through the same agent and they are getting paid on completion for that - our buyers property was on with an agent I have no experience with so could well be an upfront agent but no idea truthfully.

    I probably should join the waiting to exchange thread but it made me feel depressed when I read it ... ha ha

    We have been very lucky with both of our house purchases so far.

    The first was no chain we were FTB's and the vendors had another property they had already moved in too. This purchase still took 12 weeks due to our inept solicitor.

    And our more recent purchase last year was a new build. We part exchanged our old house against a completed new build and from reserving the plot to moving in was three and a half weeks.

    Both have been stressful in different ways.

    I couldn't cope with a chain. It would finish me off!
  • This is my husbands first purchase, my seventh. So far this hasn't really been the most stressful, but the one that was was over within eight weeks.

    I used to be a mortgage advisor, and I still work in that environment, so I should learn more patience but I get so frustrated by the whole process. I expect it says more about me than it does about the process though.

    However, I called my agent the first week in January to do a chain check and see where we are. The buyers agents had not sent out the memorandum of sale, so the first time buyers solicitors had not done anything for two months and we are going to be delayed for at least that period of time because of searches, etc.

    ...but !!!!!! WHY did no one pick up that the memorandum of sale had not been sent out yet and query it.
    Perhaps it's because somebody hasn't actually instructed a solicitor yet?

    They shouldn't be hacked off with you - that's their job!

    Several moves over the last ten years and we've always sold with agents with decent sales progressors who do exactly this - weekly ring-rounds of other agents and solicitors to check where things are up to. We bought late last year (without selling) and the agent we bought through also did this.

    Chain is 5 deep (including us), so nothing spectacular.

    It is spectacular :) With chain that long, you better continue looking for other properties, preferably chain free ones, if available.
    Happiness is buying an item and then not checking its price after a month to discover it was reduced further.

    I'm C.

    All solicitors were definitely instructed at the beginning, just the buyers agent being spectacularly !!!!!.

    We are ready to go with the sale of ours and purchase of the next now apart from one search result and the buyers solicitor changing my name on the TR1 and getting the postcode correct in section 6 of the TR1 for our place.

    It's not that bad, my impatience is probably more of a problem.

  • Electrical test and damp and timber now wanted on mine *sigh* I have no issue doing this, but this move feels like it's going to take forever and be full of stress and worry. I wish I'd not accepted such a low offer now.
