  • Even an 'easy' sale takes forever. FTB in rented property with no mortgage requirement buying an empty house has taken just under three months. God knows how long yours will take!

    The most frustrating thing for me was the same as it is for you: nobody follows up! On anything! Unless I ask my solicitor if they've received an answer, they don't chase the vendor and I then had to give a heads up to the EA to get vendors to respond. I really wanted to go round slapping people.

  • Irony is that we have had the contracts to sign - all enquiries on our purchase are satisfied. We are good to go on that. I've answered a second lot of enquiries on mine and am having an electrical check carried out on Monday. So far they've not requested the damp and timber report.

    I keep fluctuating between ... stuff it it'll go when it's ready, and !!!!!! hurry up ... I think I need to exercise patience

    Not sure I'd say ironic - someone's got to be first finished! You will always get the contracts way ahead of exchange. Sometimes days, weeks or even months.

  • True, us and our buyer are definitely ready to go on our forward purchases. Apparently my buyers buyer just has one search to return, probably some enquiries off the back of that and an LPE1 form to go and we should all be ready unless we are asked for anything else.

    Thankfully the electrical report came back clear.

    I instructed my solicitor on 9/10/19 but the Memorandum of Sale was not sent until 22/11/19 after considerable chasing. A FTB buying an empty retirement home for cash. Eventually completed last week.

    I instructed my solicitor on 9/10/19 but the Memorandum of Sale was not sent until 22/11/19 after considerable chasing. A FTB buying an empty retirement home for cash. Eventually completed last week.
    I was charged £1850 twice in error. When I rang her the solicitor shouted and me and called the management agent a liar! I want to complain but this is the solicitor who holds all my mothers affairs so I fear rocking the boat.
    A solicitor shouted at you? I'm afraid if be taking that further. Totally unprofessional and it needs addressing. 
  • We're FTB's that are 13 weeks into buying a new build that's already built and still no sign of exchange or completion. My mortgage offer runs out in a couple of weeks too!

    We bought  a vacant 13 year old property for cash ( no mortgage) it took 5 months. The reason was the number of charges registered against the property.  You really can't tell what is going to come up in the legals that will slow everything down.
  • Final move, well it better be!

    I work in a mortgage brokers so know the process fairly well, but oh my god I've had enough and I'm only 8 weeks in.

    Chain is 5 deep (including us), so nothing spectacular. I'm ready on the sale of our home and purchase of ours give or take a couple of minor issues that can be resolved with an indemnity.

    However, I called my agent the first week in January to do a chain check and see where we are. The buyers agents had not sent out the memorandum of sale, so the first time buyers solicitors had not done anything for two months and we are going to be delayed for at least that period of time because of searches, etc.

    I know I am being incredibly impatient because it is only 8 weeks, and that includes a week of shut council offices and solicitors at Christmas, but !!!!!! WHY did no one pick up that the memorandum of sale had not been sent out yet and query it.

    My estate agents are already hacked off with me because I am asking them to chase the chain weekly to make sure stuff actually happens. I know this is not their fault, but someone has to keep on it or it may never happen.

    I hate this process so much.

  • That sounds dreadful, I have moved  three times and bought/sold a couple of times other than that.  We have never once been in a chain.  Couldn't stand it.
