HSBC has formal policies for your circumstances. Consent to let is normally only granted on a short term basis. If the situation has been going on for years then the mortgage should have been switched to a Buy to Let.

When I say years I mean a couple of years. I don't have my mortgage with HSBC and I'm currently going through the process of selling back the property to the original owners (long story but there's a lot wrong with the property).

Thanks for your reply. Sadly, there is nothing anyone on this forum can do to help you. You just have to suffer - sorry.

When I asked about your credit score, I was actually interested in knowing exactly how HSBC intends to alter your credit score. Have they explained how they do this, and which credit score they will be altering? Have any of your scores dropped at all since your account was frozen? Have you checked your credit files to see if anything adverse is showing?

I've just downloaded an app on my phone to check my credit score and it says my credit score is 'stable'. Not too sure what that means and don't know what it was before so can't compare it.

The bank manager told me today that they'll contact the relevant credit referral agency and arrange to clear any negative credit scoring as a result of their intervention in my account. He didn't go into much detail but this is what he told me.

Given that no payments have been made out of the account DD's etc. These will be reported as missed payments.
So if the OP acc is reactivated as OK. Then I would say that they will amend the systems to show payments were not missed.

No offence to the OP. But something clearly has triggered something. Even though you think nothing out of the ordinary has happened.
Get ready for some tricky questions when they ring you up ;)

I understand that something has concerned them or been 'triggered' for this to happen but I honestly have no idea what it is. Initially when all this happened I was in total shock and then I become very upset as was worried that unbeknown to me somebody had hacked my bank account and HSBC think I've got something to do with it but I now just feel drained with it all. It's ruined my Xmas and NY so I now just feel outraged more than anything. I'm an honest person, I've got nothing to hide.

Nobody will have 'hacked' your bank account. Someone might have tried to access it using your log-in details, but that is not hacking; hacking is getting into an entire system by circumventing its security.

If you have let out your mortgaged property, how is the occupier paying rent to you? Does it always come from the same account and does it come into your HSBC account? How much do you know about the tenant and their financial arrangements?

I meant tried to access my account.

I used a well known estate agent to ‘vet’ my tenant & as far as I know the payment is made from the same bank account (same name appears) each month. My tenant is in paid employment & I am aware of where he works & I have also seen him there.
  • People will try to tell you that you must have done something dodgy, but the fact is that HSBC are really trigger happy. They froze my very boring account for over a week because I paid in a refund cheque from HMRC!

All you can do is wait it out and start using your new bank account. It’s also sensible to have a few different ones, just in case, plus a savings account where you can access your money easily or a credit card for emergencies.

Yes my friends husband said it’s a good idea to have at least 2 bank accounts & haven’t I learnt my lesson the hard way!!! I do have a credit card I’m able to use & a supportive family, otherwise who knows what would have happened to me in this situation???

I’ve also been told the same about HSBC & that’s ridiculous what happened to you!! I’ve now reached a point were the shock & upset has worn off & I’m just concentrating on sorting my bill payments out via my new bank account. However once I get an outcome from this ‘investigation’ I will be taking this matter further & obviously I want all my money back that’s currently frozen in my bank account.

To be fair, I think people are trying to tell OP that something must have happened that HSBC's people/systems/processes/algorithms perceive as unusual or suspicious in some way, which isn't the same thing....

I’d never heard of that so I’ve just googled it. I’m not aware that there’s any of these on my credit file.
