    From what you're saying in the original post, you want a nice property and nice bathroom. Haven't said much about the social side so presume this is secondary.

    So perhaps the ideal would be a flatshare in a new build (or few years old)- these are gonna be clean designs, and maybe even have an ensuites which are also clean and then have little usage.

    For a 2-bed you may only share with 1 or 2 other people max so may be really quiet.

    Budget might be an issue for this, basically £670ish a month (allowing for transport). That probably isn't going to cut it in London, but it might do in the outer areas which have a rail link. Many places also don't include bills.

    For that kind of money, you could probably live closer to work in one of the surrounding East London areas but then you might compromise on a few things. Some HMO's are pretty bad.

    That isn't to say good ones don't exist, someone I knew lived in Bow for £650 p/m inclusive in a nice house, large bedrooms, two bathrooms, large lounge/kitchen. This was in a HMO of 5 I think.

    I also think it started out as a group of them getting together and renting a whole house, thus gaining better conditions. But then as time went on, people moved out and they were simply replaced instead of giving up the whole tenancy.

    So from that point of view maybe Rightmove ain't the best place to look for these things, maybe sites where people are advertising themselves.
