Buying a house and girlfriend moving in

  • You never mentioned this before.

Then she will definitely have a beneficial interest. Half the house unless you have a deed of trust in place.

Is it a joint mortgage application?

    Sole Mortgage application.

Well the mortgage has been approved and I have signed the deed as sole applicant, the title deeds are going to be in my name, so from now, she knows that she has no financial input just making sure that 'if' we do split up that no financial claim can be made.

Why didn't you want to purchase the house jointly? You could have got a deed of trust in place to show your deposit contribution.

You were quite happy to have her pay half your bills but don't want a mortgage with her.

She is clearly more invested in this relationship than you are.
  • The reason I didn't go in jointly is because I didn't know of a deed of trust. I think i have all the information I need now. thank you.

If you are asking questions like that at the start of house ownership then maybe look into the relationship a bit.Does she know your asking this on a forum I wonder.
Actually beg to differ. It's very wise to make it black and white from the start and protect your interests.

Lucky you if you've had one long-term relationship all your life and no broken heart or bitter ex!

I really hate when people say something like this. There is nothing wrong with wanting to protect your finances for 'just in case'. It doesnt mean that you are planning on your relationship failing, you are just trying to protect yourself for if it ever does fail.
  • Thank you for the input, I am very wise when it comes to money I'm a Quantity Surveyor by trade. I am just trying to get my head round in the eventuality if anything does happen that my savings are secured and no other financial impact would come my way.

    Hi,
I am currently buying my first property and my girlfriend will be moving in with me. I am paying the full deposit and the mortgage in my sole name as is the title deeds. In the unfortunate event we split up some years down the line is she entitled to any share in the property?
    Regards,

So, girlfriend moving in as a bed buddy?

As you are getting a mortgage yourself obviously you can afford it.

You cannot expect her to pay towards maintenance/repairs/bills, it's your house.

If you love the girl let her move in, let her buy food now and again cook you nice meal.

This has been sat down and discussed. She understands shes had no financial input, however is still wanting to be put onto the deeds however has no savings to contribute.

How did you answer the question on your mortgage application that said something like "will anyone over 18 be moving into the house with you?".

The mortgage company need to be aware of this material change as they have a (presumably large) interest in the property and any other interests dilute their security.

I told the mortgage company that she would be moving in with me. She has signed the mortgage deed as an occupier so she has no legal right over the property.

Therefore will have no financial interest.
