Buying a house and girlfriend moving in

Hi,
I am currently buying my first property and my girlfriend will be moving in with me. I am paying the full deposit and the mortgage in my sole name as is the title deeds. In the unfortunate event we split up some years down the line is she entitled to any share in the property?

What will she be contributing to the property financially?
Will you be charging her rent for example or asking her to contribute to any improvements to the property going forward?in S 38 T 2 F 50

I wont be asking her to contribute to improvements however she will be paying 50% of all bills.0

all bills eh - would you consider the bill for a new roof to be a bill or not a bill? What about a new boiler?0

Repairs etc will be paid by myself. I mean bills as in Groceries, water, heating etc.0

She will be paying halve of the utility bills and nothing else?
When you want a room redecorated she will pay for nothing in respect of that?...what about things like carpets and curtains?

I will be adding all the bills up (incl. mortgage) and splitting 50 - 50. Or should I leave the mortgage out and get her to pay just half the utility bills?
The house doesnt need redecorating at present, I will cross that line when it comes to it.0 -

If she contributes to just utility bills then I don't think she can claim.
If she contributes to the mortgage payments or to any improvements/repairs to the house then she can claim a beneficial interest.
If you want to be 100% safe then either don't move her in or don't charge her anything to live with you.0 -

that would be for your respective solicitors to argue dependant on what the contribution has been and over what time,should it be necessary!in S 38 T 2 F 50
