    I would be expecting this to come out of the estate agents commission or not at all. Estate agents can "man up" and tell your buyer where to go
    An answer isn't spam just because you don't like it......

    As others have said, I'd be expecting the EA to reduce their Fee accordingly based on the removal costs incurred by your buyer. They have said they are worried she may pull out if they say no to her request and if it falls through they will lose their whole fee and the costs incurred by them thus far. A friendly word with your EA to ensure the sale doesn't fall down might help.
