Buyer asking us to contribute to her removal costs

We thought we were about to exchange contracts a couple of days ago and that we just needed to agree a completion date.
Our buyer who is a FTB in rented suggested a next Friday. Us and people higher up the chain said no and suggested a date the following week.
Then our buyer came back and said she could only do the date she had suggested because of her tenancy agreement and the fact that a friend was helping her move. We responded by suggesting she hire a removal company like the rest of us in the chain.
Anyway yesterday afternoon she threatened to pull out if she didn't get the date she wanted. She has subsequently come back and said she can do the date everyone else can but only if we contribute her removal costs.
We have asked our EA to clarify her situation as we thought that as she is in rented that she would have to give a months notice which she shouldn't do until we have exchanged. We also pointed out that as she is in rented and should have an overlap then she does not have to move in on completion date so she could get her friend to help her at a later date if they can't help her on the date we're completing.
However the EA is scared to go back and ask for more info regarding her situation for fear of pushing her over the edge and her pulling out. The EA has advised us to contribute what she has asked for just to keep everything on track. I however think if we are being asked to pay her money to keep her on board then we are entitled to a fuller explanation. To me it seems like she is throwing a tantrum because for some reason she wants to move by a certain date and because she hasn't got her own way she is now trying to bully money out of us.
Has anyone ever heard of anything similar? Should we just pay her to keep things moving?

    I’d just say a massive flat no regardless of any explanation. Is she really going to pull out, lose out on a property she wants to buy and lose her costs so far over it?
  • Sounds like they dont want to pay extra months rent so are wanting out asap.

    Its upto you whether you want to pay a "bribe" to keep them onboard. Do bear in mind they would have paid legal fees etc out already so them pulling out would also lose them money.
  • Its not your responsibility to pay Call her bluff...The idea of a date is not just down to one person in the chain. You tried to accomodate a different date. E A tell him /her to deal with it instead of !!!!!footing around it.
  • If the EA wants to make a contribution to avoid the collapse of the chain...fair enough...but I fail to see why you should!

    It sounds like its a toys out of the pram situation that if she genuinely pulls out then she's lost out too when it comes to her buying costs etc

    Her problem if she has arranged to move out of her rental before everything is finalised.

    She has little alternative, if she pulls out she will have nowhere to live.
    If you go down to the woods today you better not go alone.

    Its up to you, depends who wants to blink first and how much youve got to lose and how bloody minded you feel.

    How much "contribution" does she want? A fiver? £500?
    I think in the first place I'd tell the EA to tell her what you've worked out, that as its a week later and since her tenancy will overlap she can move in on the original date she planned.
    Also as a FTB she may not be aware or realise her move in date doesn't have to coincide with completion date.

    Yes but the FTB wanted a move earlier than everyone else, i suspect the "removal" costs is to be used for something else like extra rent or just a moving in slush fund
  • Thank her kindly for her generous offer that you pay for her to move, but say you are really not bothered if she moves in or not, as long as the sale happens.
