  • Probate can take a while. I'm in the same position as you, just received all the documentation to look through and I know that probate was applied for back in June/July time and we're still waiting for it to be finalised.

    I didn't even list late mother's property for sale until I had the probate document in my hand -didn't want to hold things up. Went from offer accepted to completion in about 6 weeks....

    Anxiously waiting until 9am to call the EA regarding the situation. I'm hoping she's in a home and the son simply has LPA

    I looked at a house recently being sold under LPA, owner was 99.

    Just had visions of the LPA failing and probate being needed just as we thought we might be exchanging. onwards to the next property ..

    If the owner is still alive she will be 97. The EA is getting in touch with the vendor now to find out. I also just mentioned it to my solicitor to clear it up.

    So! The owner is still alive and her son has LPA. Phew. The solicitor confirmed that to me, that EA are wrongly informed.

    Also, she said we could exchange contracts as early as next week!
