Can a survey pick up damp in the summer?

    More like water ingress at the top of the butress wall, but there has been a chemical DPC too by the looks of things.

    I asked about the plugs, because it looks as if someone has injected chemicals into the wall. It seems to be a solid wall, not a cavity one, so we can probably rule out faulty cavity wall insulation.

    There can be problems with injected DPC and rendering that's waterproof not allowing old walls to release moisture.

    On your photos, it looks like there's a buttress wall and the vertical line of plugs suggests someone's tried to isolate that chemically from the rest of the house. It may not be working now, especially if water is going into the buttress from the crack on the top.

    All this is a guess. There are others more experienced than me. If the chemical DPC is old, then it could simply be failing at many points.

    I need to confirm but builder said it’s pooling in the wall and coming in/down/something. Few cracks that need filling for sure.


    The state of this wa;; isn't helping - You need some lead flashing over the top. Fortunately, only a small bit of lead is needed, and it should be a fairly quick & easy job.


    The door frame, assuming that is an external view, is set way too far forward. One normally recesses the frame in to the opening by 25mm at least. Not much you can do about that now, so perhaps look at fitting a small awning over the top. It needn't project too far and will help to divert rain away from the door & wall.

    What type/ level of survey did you have? Were there any comments or recommendations about the condition/ disrepair of this part of the property?

    Once the very knowledgeable folks** on MSE have done their thing ....

    IMO e-mail the surveyor your photographs and simply ask for their advice. If you go that route do not let a builder go meddling until you have a response.
