    We are trying to sell, price now £10k below what neighbour sold same house with lease problems a year ago.
    We are freehold!
    No-one is buying up here, investors have looked but not bought.
    Trouble is that if I complain I will have to declare it and complaints take years before any action is taken, the renters never stay even one year!


    Is that the type of country we are living in, don't raise a complaint because it will affect your house value?

    I guess it is, a selfish society has created what you discribe.

    Ferral children can be a nightmare. This isn't a problem with renters or single mothers it is a general problem of people having more children than they can a) afford and b) be bothered to train properly. It goes with children starting nursery still wearing nappies not because they are disabled but simply because no one has bothered to potty train them.



    In your situation worrying about how much your house will sell for is not helping so just put it into an auction, sell it and move on with your life.

    Looked at from the other point of view how many people would like to live next door to a bone idle parent who has more children then they can look after and who are so badly behaved that they have been excluded from school. Children do not get excluded from school for nothing and there are two in this family who have been excluded. So they don't behave at school they aren't behaving because they are at home all day now. They could be the neighbours from hell.



    Actually the fault for this is with the landlord. They have a landlord next door who doesn't care about what sort of tenant they are letting their house to. While they have a selfish individual letting the house next door nothing is going to change.




    Retired people are at home all day and some of them are not very well off. There could be a situation here where in order to move areas the OP has to get a good price for their house which they probably could expect to do if they didn't have the neighbours from hell next door. The only good thing about the situation is that the family from hell next door are renting so they won't be there for ever. (Hopefully) With them there the price of the property is too high and that is adding to the stressful situation that the OP finds themselves in due to no fault of their own.



    The answer is to sell the house for what they can get for it and move on. Either that or move out and let it to a neighbour from hell as well.

    Just to reply to the comments, yes we have tried to make friends, her predecessor was having trouble with debt collectors and I confronted them several times as they were banging on her door every evening plus we lent the new one use of our wi-fi till she got sorted.
    But once they do not need anything from us they ignore us completely!
    What would YOU the ones who are sympathetic to them, do about it? Survive on three hours sleep night after night? They now have a dog and it cr++s in the street without them picking up plus I have never heard a four year old swear so much in my life, I was in the army so am used to foul language.
    Currently the youngest are seeing who can jump down the most stairs, THUMP THUMP THUMP! We are trying to have a meal and the glasses are shaking!
    Seriously I ask what has happened to this once great country?
    When did it all go wrong and are there ANY decent renters?
    NO I do not support NF etc.

    The only thing you can do is to be pro active and try to move away. Have you looked into doing an exchange with someone who a) Wants your area b) has lots of children themselves and would not be the least bothered by someone next door in the same position c) if you are thinking of down sizing there may be a family who would jump at your home if it is a suitable size.


    Email all of the estate agents in your area and let them know you are willing to do an exchange with whoever they have on their books looking for a home in your area.


    I do understand your pain I have never been able to stand being disturbed like this as it makes me anxious, especially not getting any sleep.

    Not only do you have the family from hell next door you also have the landlord from hell who owns the property. They are not vetting their tenants well enough to not upset the neighbours. Nothing is going to change while that landlord owns that property because they are putting money higher than the neighbours.



    The only thing you can do is to move. Or buy the house next door and choose your own tenants.



    You are now sounding very stressed by what you are writing and this is not good for you. Can you afford to reduce the price of your house just to get rid of it?



    Don't blame the family next door blame the owner of the property who isn't vetting the tenants properly.

    Presumably you live in an area with poor employment and cheap houses. The neighbouring landlord is clearly happy as long is the rent is being paid. It sounds very unfair on you. How much of a hit can you afford to take on the price of the house? It might be worth it.
