  • Yep, the tone on here and on the main board has changed noticeably of late, very amusing really......

    No it hasn't, not one little bit, a property crash has a minimal chance of happening and the most of the same people are saying so. On the otherhand and after 20 years sites like housepricecrah have all but given up, many are now openly posting how the market will not crash now with the most bearish now claiming at worst "inflationary drops only", yawn

    Every single time there has been a correction in property prices just before it happened some people were saying what you said there :)

    And there were hundreds times more occasions when people said it and there wasn’t a crash.

    Crashes are rare, for most people it’s going to be folly to try to plan their finances around it.

    It has, every other thread is "I can`t sell my house" or "My buyer/lender has said the house is worth 10 or 20k less", the posters who do not want a correction under any circumstances will try to talk the market up until they just can`t any more, that has not changed, maybe that is what you meant? Transactions are way down in most places, in many cases lower than the mid 90`s and the likes of HPC were spot on when they predicted that blowing massive debt bubbles would lead to political crisis, that at least is hard to deny?

    And it’s 6 weeks before Christmas !

    If I wanted to assess the market I’d look at trusted statistics and not anecdotal threads. Up to October shows little change currently

    Oh and forums/review sites attract those with problems.
    People who had an ok experience don’t have much to write about so not many “house sale process went exactly as expected” threads.

    BTW - my flatsale went brilliantly during brexit uncertainty, acheiving full asking price. One slow solicitor in the chain causing minor delays. Didn’t write about it as “nothing to see here”.

    I would suggest you find more extensive resources for your analysis e.g. land registry, nationwide etc.

    And I also said the same things in 1997, 1998, 1999, 2000, 2001, 2002, 2003, 2004, 2005...........................................

    Do you get the picture that these cycles have repeated all through history and only a fool would be a perma prop bull now:rotfl::rotfl:

    That's why there are no 'perma bulls', I mostly invested in recessions/corrections because the value was greater. Why don't you get that? I really can't understand why you think recession/recessions especially favour you, when in fact, they can also favour investors. I could really appreciate a downfall to happen right now, so I can go shopping (but not for property, for equities and bonds).

    And yet again, there is not one "perma bull" on this board, and could you let us all know when these property crashes happened?
    The only nasty one that I know of in the last 60 plus years was the late 1980's one, and even then there were places that were barely affected

    If you try to claim that property has always gone up without any corrections along the way then you are by definition a perma prop bull
