    Hello. It's going fine so far. The money for deposit sits in her account, she has had feedback from my employer, guarantor and one of my references which have been accepted. They are the important ones, i am unsure if a credit check is going to be carried out, why it is really relevant to 2 years ago when my ex ripped me off i do not know and if it was me i would want proof i had been paying the rent in the past which i may well provide with bank statements if required.

    I know what you mean Gareth. People should look at what you are like now, not in the past. Everybody makes mistakes.
    If you can prove that you have paid the rent every month on the previous property, then that would have been fine by me.

    Didn't we find out on the eagerlearner thread, that if someone owed someone money and lost in court, then they would get a ccj - but if they paid in full, within the time stipulated by court and could prove they did that, then the ccj would be removed from their records? Eagerlearner thread was about a LL that kept the deposit and then lost when eagerlearner took them to court. So LL had a ccj against them. Have you asked the CAB about this Gareth?
    RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

    I've not yet looked into it, i cannot find the original date it went to court so would have to pay for that first, truth be told work has been hectic, and ensuring all my references are ok, plus getting the house straight has left no time at all. Tonight will be much the same, another letter to the landlord, couple to work etc and then bed.

  • Hiya i thought i would ask a quick question. If i have already stated to the letting agent that i have a gaurantor as i only work part time etc do they still do a credit check on me? or just my guarantor...??

    They will credit check yourself AND the guarantor going on past experience. Means more expense especially if through a letting agency, complete rip off in some cases. It's been a week now and i've not heard any bad news come back from the new house, so i suspect i have passed all the initial checks.

    Hi Binnie, everything does appear to be in order. I would be cross if 2 weeks before we were told no we couldnt have the house as regardless, we are out of the current property mid-Feb!

    I dont think that will happen though, we have been in good comms every few days, the only thing we are waiting for is a reference from one of my previous LA's and if the current LL is feeling nice, one from her too.

    Not long now! I get the keys on Friday and officially move out here on Saturday.

    Thanks to all those that gave good advice. Its a huge relief we have found a great house in a fantastic area for our newborn.

    As a matter of interest the current property is now up for £650 PM (we pay £550 !) and has a much bigger amount for a deposit, i suspect because she is giving full control to a LA rather than partially as we had it.

    There is no way in hell i would pay £650 for this place! The new house is £600 PM but at least it has GSH, a shower, a garden and is in much better condition, its a home, not a house!
