I have a terrible credit history and have managed to secure a 6 moths renal with a view to long term rental. Taking my daughter with me to view actully charmed the lanlord and got me this 2 bedroom semi-detached house. As far as pets go they had standard form to sign that if i had any pets and caused infestation problems i would pay for professional cleaning. So far so good. My long term aim is of course a long term secure accommodiation for me and my daughter from the council of course (a dream away it appears!) the ideal at his point!0

I can't say if it is easy or not because I have never done it but glad it has been helpful. I wish you all the best. Remember, it always pays to keep an eye on your own credit history for a variety of reasons but CCJs can be damaging for all sorts of reasons as you have found out.

An update -
Looked at 3 houses, the 2 houses through the letting agency were terrible condition, damp, stains on carpet, stank of stale smoke, awful decor, they should have been cheaper.
The 3rd house through a private landlord was fantastic, new carpet, redecorated, immaculate condition. It was the most expensive but only £50 more than we pay now, and would be cheaper to run as its more modern and has gas central heating, so overall about the same.
It has a garden with shed, 2 bedrooms well sized, and a shower! Oh the luxury!
Provisionally we have been accepted, credit checks have not been mentioned, i have provided details of a guarantor and offered to pay the deposit in full to hold the property for us, as i really dont want to lose it!
Fingers crossed on this one. Its out first steps to getting a proper home again instead of just a house. We have a busy time ahead of us getting stuff packed and the house prepared for final inspection. Going on the quality of the houses we saw today, the current property will be immaculate in comparison!
Once question i have to ask is, now i am on a periodic tenancy (or was until a S21 was served), how much notice do i actually have to give? We are paid till the end of the month, do we have to give one full months notice (i.e 30 days) or 4 weeks (28 days)? It is unclear in the AST, just says one month.

Well that's good news, hope it works out. As you are on a periodic tenancy you need to give one months notice running from you rent day so if your rent is paid on 30th of the month if you serve notice now (12th Jan) your notice will expire on 29th (it's a leap year I think) of February as that is the last day of the period before your rent is due.An update -

Have read into this a bit and going on past experience -
With my last rented property i gave them notice i would be leaving but couldnt give them one month's notice, our rent on that property was due on the 10th of a month, and i gave them notice on the 19th. I was liable to pay rent until the 19th the following month.
Would it be considered a bad thing for the rent owing to come out of the security deposit?

Technically a tenant has no right to take their last month's rent out of deposit because the deposit exists for the landlord to recover any damage to the property. I don't know what your relationship is like with your landlord withour re reading past threads but why don't you give them a call. Some landlords will be more accommodating than others. Explain that you have found somewhere, don't make any demands, say you will play it "by the book" or word to that effect but would they consider x y z like maybe releasing you early e.g serve one month's notice from now or less if that's what you want etc. If they are wanting to re let your house, tell them you will be very accommodating with viewings, the house will be clean and tidy etc, if they find a tenant straight away they might let you out early. They can only say no. Make an agreement then put it in writing to cover yourself. If the landlord says no to your requests then I would advise you play it by the book.Have read into this a bit and going on past experience -

Ah, I think it got removed as I could not find it, it was either a troll or a newbie thinking this was freecycle as they had asked for a 'buggy with a car seat in dark or light brown but it had to be free'. Hysterical, shame they removed the thread.0 -

That is great news and sounds like it'll be a wonderful new start for you all. Wishing you all the best, do come and keep us updated on how everything goes.
BTW, maybe tell your LL you have a new job starting xxx so you'll leav on a crtain date but he is welcome to inspect before you leave and can talk about monies owing then, then you might be able to broach the bit about taking the rent from the deposit, as paintpot said, it would depend on your relationship but as he wants you out he might prefer this anyhow.
