    As you say, you couldn't get a plot for that. Is there enough room for you to have a graden? Have you phoned the planning department to see if there are likely to be any restrictions?

    Hi Prudent, I've spoken to the planning department regarding a slight problem with access, amongst other things that we are trying to resolve before proceeding any further. There is garden space, which was my first concern even before viewing! Off to speak to solicitors now - I need conveyancing quotes - I'll think of this as putting the conveyancing out to tender and give them all a deadline for submitting best quotes :rotfl:

    Well, I have started comparing my original budget/targets with actual quotes for conveyancing and am coming up with some interesting results and the realisation that solicitors/conveyancing fees have rocketed since my 'master plan' was put together!

    I had originally budgeted for conveyancing at £300 + outlays, so when the first quote of the day arrived at £750 + vat + outlays. I was shocked! :eek:

    Hmm... a few phone calls, emails and online quotations later, and possibly with the benefit of adding in that I was getting quotes from several sources, I have now received email from a local lawyer with a pretty reasonable offer, all things considered. :j It's amazing how much can be 'saved' just by asking a few questions of the right people. So, now I will start getting quotes for preliminary works such as ground preparation, boundary fencing etc to see if we really can pull this plan together and make it more affordable. It's all very exciting, even if it turns out just to be a practice run! :D

    I can recommend the free online instant quote system provided by www.conveyancingdirect.co.uk and am using this as the basis for my comparisons, although I won't be using them. Looks like most things, other than land register type fees, are negotiable as far as solicitors are concerned. I find this handy to know now :)

    For purposes of avoiding confusion, I'll refer to the place as a plot, as it's completely uninhabitable and rather inaccessible at the moment :o

    Edited in: Conveyancingdirect telephoned to say they can guaranteed to beat the best quote I have, now awaiting evidence of this in writing.

    It's worse than a cliffhanger here! The solicitor's taken the bank holiday weekend off and we now need to wait until next Tuesday for any other news! Aaaaaarg.... :eek: :o:confused: Who knows what could happen between now and then! I did, however, receive all the conveyancing quotes and conveyancingdirect did, indeed, knock £30 off the lowest quotation! Handy to know that!
