have read through on a clearer head to spot any mistakes all looks fine - the only bit of concern is points 21 - 23 when ive started talking about grace periods seems quite repetitive
im fighting this (on behalf of someone) as RK but have not mentioned POFA other than in my defence

No, you just turn up on the day and tell the usher (well the defendant does) that you will be a lay rep. Just go armed with the regulations concerning this as well as rights of audience as some ushers do not know that you can do this without filling in mounds of forms.2

It's not 'your' WS (I hope that's just a turn of phrase) and the Defendant has to sign it all and go with you on the day.
Landowner authority is always relevant.

Also would it be worth saying a note to cel to consider dropping the claim upon receipt of my WS when I email them. Just like they did to settle the matter prior to the hearing0

Yes if you like, do that in the email.
You should post a copy of it all to them as well, and keep proof of posting (NOT SIGNED FOR POST).
The POFA doesn't have to be included as an exhibit but if the hearing proceeds, take 3 copes of Sch4 of the POFA and Sch2 of the CRA 2015, with you to hand out and talk about why the inflated charge is not allowed under both laws, and be familiar with paras 98, 193 and 198 of the Beavis case where it says the parking charge MUST contain all the operational costs.
