 I don’t think people are actually mocking you but I think when your posts indicate you would be willing to break the law you aren’t going to get anyone onside.
 I’m sorry but the fact you have little experience isn’t a defence. You went into running a business. The fact you didn’t bother to properly research how ending a tenancy works from your side is no ones fault but your own.

 Woah, hold on! All you know is that somebody's suggesting he smokes a bit of dope in his home... Even if that's true, it's not exactly incompatible with having a decent job.1. the reference check comes back saying the tenant has been employed by a company as a manager for over 5 years with annual salary of £5xk. it turns out he is a junkie.
 It's what the deposit's for. If the deposit's not enough, then you can claim any damage on top.2. at this point, i hope there are some insurance can cover the possible damaged to the fixtures and fittings of the property as said I believe the tenant will do that.
 3. the items are all listed in the inventory, but have a tenant like that I doubt he will take good care of them0

 So far nothing has happened which any landlord might not expect in planning their business. It is never a tenants responsibility, regardless whether they pay their rent or not, to ensure you don't end up selling your property at a loss. When a tenant pays there rent, they are paying for the right to live in a property. whether that covers your mortgage/loss of equity is your problem not there's. Non paying tenants are a very likely scenario in the landlord and tenant gameAn answer isn't spam just because you don't like it......0

 If he made "false representation" that is your issue if you didn't do proper checks.
 Does seem like a case of pot, kettle going on here...
