New owners claiming house issue post sale

Good afternoon all,

I sold my house back in January, and the new owners have contacted me yesterday with pictures of part of a corner of the ceiling collapsed.
From the pictures it is not clear if there is actually a defect, or if this was taken down by other means (but I am no construction expert).

It came as quite a shock as I never had any issues with the ceilings whilst I lived in the property. No work was done to them at all except a touch of paint when I initially moved in years ago.

When I bought the property myself, I had a homebuyer report done with no issues raised. I am not sure of the level of surveying the new owner had carried out before they bought the house, but the bank also requested a damp and timber inspection before lending them the monies, which came back as a clean report as well.

Also, the new owners have since then built an extension on that side of the house into the garden.

As the new owners were quite complicated during the buy, and kept trying to find ways to bring down the price, I have chosen not to answer their email straight away, and have contacted my solicitor and the estate agent for advice.

But I was wondering if other people had similar issues, I am concerned they are just trying to get further monies from me or worse.

    Could be a connection.

    You have a number of options:
    a) file their letter in the bin;
    b) reply that you had no problems
    c) suggest they rely on their own survey and address any issues to their surveyor.

    You haven't told us what their email actually says about it? I don't see any need for you to engage with them anyway.

    I'd reply (but I quite like a wind-up) and ask them for how long am I going to be responsible for their home? A year? Ten?

    Builder of extension bodged something

    Work they've done caused leak and made ceiling fall down

    And anyway , that's what they should have insurance for

    You could also ask for your old carpets back and thank them for storing them :)
