I am looking forward to posting some good news in the coming months. I'd really like to be in a new house by Christmas.
Everyone says that. Actually, I think it's a rubbish deadline. EAs and solicitors usually shut for a couple of weeks, removals tend to be busy, and it seems to place unnecessary stress on everyone involved in the process.

Have always said the main thing to cause upset, stress, tears and hair-pulling-out is a deadline. Especially an unnecessary one.

Just go with the flow :) It's likely to take around 3 months from your accepted offer to completion. Remember to make sure the entire chain has been formed before spending money...

    Good luck!

    Thanks Jo, good advice.

The reason we started the house buying process in the first place is because the guy who we rent from (my husband's boss) decided he was selling.

We've had valuations from two different EA's, but presumably he's not happy with the price that he's got from either, as we've heard nothing. So consequently we're a bit unsettled now and would like to move as soon as possible before he makes a final decision.

We have another viewing tonight. I must admit I don't really like this one, but feel like choices are very limited at the moment. What I don't want to do though is make an offer on something and regret it later when something better comes along. It's so difficult :(

What's your max budget and where do you need to be near (eg for work, family, or whatever)? Basic essentials - 4 beds? Parking? etc
PS Just wondering if someone could suggest somewhere you've not thought of!

Don't worry, I'm not missing out on any properties. I have been through every single property on rightmove with a fine-toothed comb, at least 20 times lol. Even beyond the radius I am willing to move to. And I do it again the day after. Obsessed. I want to be the first to know of any new properties so I can get first dibs of the best ones :D

Don't limit yourself to Rightmove, it's unusual but some people will list on Zoopla/On the market etc instead.
