I wouldn't even look at it, once I had read modern method of auction.
No floor plan
Get rid of EA
Take off market for a few months
Get better photos
Use more descriptive words to appeal to the FTB etc
Do you have existing tenants? if so maybe a discussion with them over buying it...Breast Cancer Now 100 miles October 2022 100 / 100miles

I bought a house a few years back and the vendors used Hunters... they were absolutely dreadful .WolfofPotto wrote: »no the tenants moved out when we put it up for sale, and we professionally cleaned the place and spruced it up. Some of the photos are from the tenant photos, which isnt helping, suppose hunters were lazy and didnt change to new photos, destined to move away from them for sure
The communication or lack of to the vendor was the worst...0 -
I rather like it but I suspect it's a bit of a curate's egg - I'm wondering if you're in a market where people prefer straight period properties and find it too unconventional. But I agree with suggestions to improve marketing, and might also suggest a new agent.0

I haven't read anyone elses comments so I may just be repeating them...
I can only see one bedroom pictured in the property...but what looks like 2 bathrooms.
I think the kitchen is way too small for anything that even remotely claims to be a 3 bed...I know theres nothing you can do about that but that would put me off.
What on earth are all those views pictured for...it looks grim out of your windows.
Its a bit of a niche place TBH and I'm not sure who you are aiming at and what market so to have a system of an auction that most don't understand you've probably alienated anyone who was remotely interested.
I'm another who wouldn't rate Hunters either...I bought through them last year and would never do so again.in S 38 T 2 F 50

Further suggestions:
- Photograph the other bedrooms. I didn't read the description so assumed it was a 1 bed.
- Scrap the photos of the town and what looks like an impending mudslide on the hill.
- The bathroom pictures are awful, it doesn't help that they're separated by other photos in between.
- Get some nice potted plants, several different size and colour pots. Put some on the balcony to break up the blue, and some out the front to liven up the front door.
Also get someone with a working enter/return key to separate the wall of text in the description. Could also add a line about "Within easy walking distance of Bingley train station which has regular services to-
. A good estate agent would have done this without needing to be told!

As you don't have tenants in, and you're not living in it, you have the opportunity to dress the house.
Given the comments about living space/garden being small for a 3-bed, how about dressing the third bedroom as an office? Then it might appeal to a single professional who wants to be able to work from home (I work from home full time, I need a full time office space) and have guests over. Or a young professional couple in similar circumstances.
Or dress the third bedroom as an office/guest room combo, second bedroom as a nursery and then set the living/dining space up with a high-chair/kids toys etc. I sold my last house (small 3 bed, but with more garden) with an office and a kids' room. It sold to a professional couple with a baby on the way who didn't want the hassle of maintaining a large garden (from the photos when they sold it they obviously found the small garden a bit much too!).
Think about the lifestyle of the people that the area (and budget) might appeal to and dress the house accordingly. You can borrow the stuff you need or buy cheap and cheerful stuff that you can sell on later, but make it look lived in, and the kind of place your buyers can have the lifestyle they aspire to.
Obviously also follow the points about selling conventionally, through a competent (relatively speaking!) agent, having good photos and a floorplan with measurements. And most importantly, price.0 -
Definitely agree with getting some pot plants in- those in their reproductive years who have enough money to buy property but dont have or want kids (young professional couple who might like your house)....love plants. Im not sure youll trick them into buying it with a few pants but it will brighten the place up.
No offence meant- I am one of they.0 -
I haven't read all of the comments so apologies if repeating whats been said.
Ok my views, looks ok inside, could do with a little tidy up eg the kitchen.
Get the photos redone, they are a little disjointed eg photo 9 is the hallway so should be 3.
Get rid of 6 as it does nothing for me.
Photo 7 should second photo, something to spruce it up, looks a bit tired.
Photo 8 why is magazines in the toilet.
I'm in 2 minds with photo 14, nice to have a view but that view I'm not sure the photo should be there.
Only 1 photo of a bedroom, wheres the other 2 ?0 -
Oh dear, you really need help to lighten and brighten the place up. It's so dark, and so much clutter.
Are there any women living there? It looks like a man's place it's all very dark and masculine looking.
Go through each room, lighten, declutter and when they take the pictures open the blinds. REALLY make a feature of the balconyBlackpool_Saver is female, and does not live in Blackpool0 -
