    Did you ever drop the price below 180 with the non-auction listing. If your appeal is to FTB and investors then the FTB aren't likely to be willing to do via the rip off auction. And the investor only if the price is right. You might be better to offer the low price with normal listing (and agree with taking it off the market for a bit, perhaps). The pictures are very dark. Maybe the trees look nice but not in that picture....

    The first photo looks like a block of flats.

    The second photo looks like a horribly dark cluttered student kitchen.

    The third photo looks like a horribly dark cluttered student lounge.

    The fourth photo looks like someone can't iron their duvet cover.

    Photo six looks grim and I'd run away screaming at photo seven.

    Photo 12 is probably the best photo you've got, and I've not even seen it before I've decided I hate your house.

    Ditch the "modern method of auction". In fact, ditch that agent. They haven't got a clue. If they had a clue they would have told you what everyone else is saying six months ago.

    Get a properly dimensioned floorplan.



    Fill that entrance with potplants and reshoot the photo so it looks like and can be described as secluded courtyard garden. In fact can you repaint that f&cking hideous cladding along the whole terrace?

    You have a problem property with that entrance and location so the rest of the property has to be enticing and the listing has to show that.

    Get the photos done on a sunny day by a decent photographer and try and get some exterior photos that don't involve clouds and a mill chimney. Aim for a hint of aspiration.

    And I think you'd still be overpriced at £145k judging by the competition eg

    (Not sure how they managed to get all but one interior photo severely out of focus, but that house looks (a) like a house (b) like somewhere who wasn't a serial killer would want to live (c) nice.

    If something isn't selling after a reasonable amount of time then take off the market, especially with a small pool of potential buyers

    Whilst off the market you need to dress the property, it is now not going to be your home so think of it more of a product and the advice here is so helpful

    This time of year not a lot will move so ideal time to take it off and re-do.

    When you find a better agent then a floor plan is a must with both metric and imperial... better pics, totally de-cluttered and use the most enticing picture as the main as sadly the outside isn't one.

    I haven't checked prices around as others do this far more in depth than I and I read above that there are numerous properties better located and offering more than you have here.... so it begs the same age old answer and it's price.

    Modern method of auction will do you no favours whatsoever .. just price it to sell and it will sell ..use July and August to get the jobs done and search for a much better EA
  • IMO the photos are quite off-putting. For some reason the kitchen is tidy in the background of photos, then on the close up there are dirty oven gloves, cereal boxes on the side, pans on the hob and miscellaneous items stored on the tops of cabinets. It shows buyers there's a lack of storage space, and this is the 'reality' of having a small kitchen.

    Had a look at 'Modern method of auction' the other day via another firm.

    Basically from a buyers point of view they wanted a NON refundable reservation fee of 4.2% or min of £6000 + vat.

    This is NOT the deposit either.

    Contracts were stated not to be exchanged immediately but in 28 days with completon is 56 days.

    THEY CANNOT BE SERIOUS?

    Who the hell would buy via this method.

    Vendor can change their minds in the following 28 days and you've lost a min of 6k plus vat.

    My view is its a step too far and it should be banned.

    Your EA says this is a “sought after” development. Perhaps you should ask him if it is sought after why there is so little interest?

    For me, the first photo would put me off, I wouldnt look at the rest. Perhaps it would be better to show a more attractive photo first? This worked for us some years ago. We had a 3 bedroomed 3 storey townhouse where the building itself wasn’t that attractive but there were views over the Grand Union canal and a lovely park opposite. These were used on the pre internet marketing and we only had one viewer who bought it for £1000 less than asking price.

    1. From Zoopla, it looks like you bought your house as a newbuild just before the recession/crash in 2007, for £195k. And that your property is the first to go on the market? That being the case, the "real price" might well be below 150k and buyers might be jittery not being able to gauge how much a fair price is.

    2. With the proximity to the station, it was probably something BTL buyer would have been interested in before all the tax changes etc. Another dampener to the price.

    3. The modern method of auction - is very unlikely to work in the current buyers' market.

    It's probably not what you want to hear, but irrespective of tweaks you make to the ad, the price is probably what needs to change, along with a move to a normal traditional sale method.

    I'm an FTB looking to buy in this area within this price range but 'modern method of auction' - thanks but no thanks, definitely not.
