Are you qualified as a financial adviser ?

You should not be giving financial advise, as that is regulated also.... you could end up being sued.

I will happily give you some financial advice: sell your house and buy premium bonds.

    Please sue me.

So, let me get this right....

If a Tenant decides not to pay the rent and trashes the house. The LL can only serve a section 8 after 2 months of unpaid rent. (no, after 1 day late) Then the LL has to wait for a court day (pay fee's), then enforce the eviction (pay fees) then repair the house. - correct The LL could be down 15k before repairing the house. But wait they have their 2900 deposit. Fat use when the LL has 25k+ out of pocket.

Sounds well regulated to me. - so don't do it...

I prefer the old fashioned way.... Baseball Bat and a few broken bones.... Get the F out !

You in court, for GBH and Illegal eviction. Your house sold to pay the substantial fine, and your tenant taking you down the civil route for the rest of the dosh.

Presumably you won’t mind seeing the inside of an old fashioned prison cell.

I have a friend who is a good letting agent. He has been in the business for years and when I asked him many properties he managed that have been trashed the answer was “none”.

As one of these "poor people" sooooo despised by you and Yalpsmol, I will make so bold as to post on these rich, property-owning people's illustrious thread 'cos guess what? I own my home too, outright, as if it's any of your business! So put that stick of dynamite where the sun don't shine, OP, and light it.

Well, if no-one has reported the OP for the baseball bat comment... (What's wrong with cricket?)

That goes for you, too, Yalpsmol, IF you were being serious; I do hope not.

I'm very poor. And no chance of a pay rise pretty much ever as I work in the charity sector. Husband is an artist so less than minimum wage. But we still own a house and feel very lucky that we have that security on low wages. That's one of the reasons we kept our rents low for our tenants and provided a good service to them. I don't know how anyone could think like the OP or treat people that way (there is a reason his/her friends moved to Milton Keynes, probably to get away from them!)

We never had any problems with our tenants. Perhaps because we treated them like human beings and equals and not scum of the earth.

sgun, :A, thank you. I bet your tenants thank you, too. Heaven help any the OP might succeed in renting to. Let's hope they read this thread first.

People watch the programme on channel 5 and assume every tenant are like that, when this is the small minority - assuming the same goes for landlords ;-)

We treat our flat like our own home - as I'm sure anybody else with a basic level of self respect does!

I actually don't think there are many really good landlords - in my experience, they are either complete entitled !!!!!! like the OP, or people that have found themselves with 2 properties, and think it's easy just to rent them out, and then forget about them. Our current landlord is the latter.

We moved in 3 years ago - it was filthy, and we re-decorated at our own expense. Since then he has fixed anything that was urgent but nothing else. The kitchen and bathroom are now 20 years old (and look it), and every window pane in the flat has blown and is full of water. We report it, and he just says "thanks for letting me know". He recently put it up for sale, and was then shocked when nobody wanted to buy it!!
