    Its not about trying to avoid a certain type of renter,the OP is clearly far too emotionally attached to the property.

    When you run a business as a LL even if you just have 1 property its never wise to dictate or even have an expectation on how the tenant should live in that property.

    The basic rule is you hand over the property with a clear inventory and expect the property back in the same condition minus an allowance for wear and tear....how the tenant lives isn't a concern of the LL per se between those 2 points.


    As a LL I usually give the same advice to all prospective LL's of don't ever expect your tenant to treat your property with the same care and attention that you would...

    The OP doesn't want a tenant ...they want a house sitter...I'm not even convinced that they want to be a LL, they just want to be relieved of financial obligation for utilities and running the property whilst they work abroad for a year...and they would like someone to pay them for the privilege....so a cake and eat it LL!

    Any tenant wanting a settled environment and a place to call home would be best avoiding this LL.

    It sounds like the type of renter the OP is trying to avoid are those that know what tenancy laws are.
  • You are lucky enough to be over overseas for a year and getting £2.3k/month for doing very little in the mean time, and you are whining about a few quid for duplicate keys and references.

    Talk about entitled.

    I'm a landlord who normally defend the right of landlords, but you are what gives landlords a bad name.

    You only care about getting your mortgage paid and maybe more because you've decided to go abroad for a year. You think that a tenant should be able to find £5K to pay in advance and pay expensive fees, all this to be told in 12 months they have to go because you want the property back?

    It's one thing to protect yourself, but it's another to exploit tenants and that's what you think being a landlord gives you the right to do. Unless you are very clear that the tenancy is for a limited time of possibly 12 months, which I very much doubt you'd share as it would seriously limit the interest in renting, it is extremely designeous to expect as much as you what you do. I think there is no selfisher stand than to intend from the start to rent for only a very limited time. Those are people like you, who will have a life centered around where they live, work, school, etc...

    I wonder what the OP will be doing with all their furniture etc if they are likely abroad only a year or so. Frankly i do not consider them a Landlord at all they really just want a house sitter who pays them for the privilege.

    I don't think any of the rules for Landlords are that bad at all right now. The loss of s21 is only serious if they don't beef up s8 eviction properly especially concerning eviction timescales which need to happen within 3 months from the start of application ideally. I am more than happy for good tenants to get more secure tenure if bad tenants get suitable punishment for being bad tenants.

    The tax situation now means that I’m likely to leave my properties empty when the current tenants move out, the rental income after tax just isn’t worth the effort. I’ll happily use the two places when I spend time back there instead.
