  • You own a £700k asset and meaning because you have to spend a five to get a key cut. You will also get that key back so it’s not like you will have to spend that money again.

    Wait until a tenant scuffs a wall, breaks something or the house is more “lived in” when you get the keys back.

    Sell the house.

    OP, as others have said, the regulations are there to ensure a safe and fair system, and none of them are unreasonable or unduly onerous to a decent landlord. Most of your compalitns seem to be "Why won't I be allowd to rip my tenants off?"

    If you are worried that the depoait you can take won't be enoughthen you can make sure that you take out approiate Landlord's insurannce, but you have to remember that even if you only have one property let out, you are entering into a commercial arrangemetn and arerunning a business.

    If you are not ready to do that, then you would be better advised not to become a landlord.

    Arrange for a reputable security company to take care of your house while you are away, or sell and buy again when you return.

    I know a lovely lady who rented her house out. Hadn't a clue. Deposit not protected, other legal requirements not complied with. Surprise, surprise, when the tenants stopped paying rent, she couldn't get them out. Did not even know she had to issue a section 8 or 21 rather than just say 'please leave'.



    Sent her to this forum, but she thought it better to get a solicitor involved. Now many thousands down ... and, yes, she is complaining about the nanny state too.

    Trolls tend not to. The... OP has fulfilled his purpose. It is heartening to see so many who are LLs defend the (imo inadequate) recent improvements to legislation regarding the renting of residential property.

    I believe there is no "no fault" eviction legal in Scotland. Their laws have often made more sense to me than those of England.

    Protected Deposits... Deposits need to be protected in a government escrow account. I generally dont have an issue with this. Just hope if there is damages to the property that I dont have to jump through hoops to get what I am owed. - yes you do. LOT of hoops, because the deposit isn't your money

    Cant charge Tenants other fee's than what they tell we can charge... so we cant charge for referencing, (I have to cover that) - correct, referencing is for your benefit , cant charge more than the costs for obtaining a duplicate key - yes you can charge for replacement keys .... what about the time it takes for me to get a replacement key.... or get locks changed... who pays the bill... ? - The tenants can just change the locks if they choose. I feel like telling the tenant (off record) bring 40 quid round for the referencing, if you pass great... If you fail, you have lost 40 quid) - you fancy ending up in magistrates court? No? Don't do this

    The government seem to be doing everything in their power to make letting a house less appealing to landlords. Why they cant let supply and demand regulate the industry. - because housing is a fundamental requirement of life. After all, if you cant afford to live in London, move to Milton Keynes or where you can afford - thats what my friends had to do to buy...

    Yes, I agree there are scum landlords, but there are also scum tenants out there that we need to protect ourselves from. - this isn't the business for you

    No, I am not landlord with multiple properties... This is the only property I own. Even if I was, what does that matter anyway.... so I invested in property which shot up in price.... I gambled and I won. I could have gambled on the stock market and won also....



    Anyway, I just though I would vent my anger - sick and tired of this Nanny State !
