    More of a problem that there is a sitting tenant.  I hope OP knows that getting rid of a tenant can take many many months.

    Already discussed that. Apparently, the tenant needs 6 months notice to get out my EA told me they can speed up the process a bit. My offer is been sent, if it gets accepted it will takes a while with all bureaucracies etc. couple of months already?
    I have a bit of urgency but definitely not a deal-breaker for me.

    I'd not spend a penny until that tenant is out.

    And just because the EA says its fine doesn't mean it is. CHECK THE LEASE :)

    I did this last week. I even clicked on all the old links for properties and looked at them even though they were clearly out of the equation by then. I found it strangely fascinating.

    Fair enough. What should I ask to the EA? A copy of the lease agreement?

    They won't have it. It's your solicitor's job to get a copy really.

    I'm searching for solicitors now...(in fact, if anyone has any recommendation you more than welcome to drop it in here) 
    I haven't heard anything back, maybe the sellers is thinking about it or waiting for an higher offer?

    You should ask the solicitor to double check this for you before exchange. You can / should read the lease yourself too.

    If your offer gets accepted, definitely make it clear that any exchange relies on the tenant being out by the time the exchange happens (NOT by the time of completion, it's too late by then!!!).
