First time buyer: one bedroom in London

Ok, the first studio I bid on Goldhawk Rd hasn't sold - I just got called by the EA. I may have a chance to try again on that one0

A new build will always carry an extra premium. This has a bedroom and is cheaper:

20k price drop already, more needed though?0 -
I just didn't wanted to deal with EA giving me pressure of the offers. The last studio is cheaper but it has already 'Offers in excess'.
The one I'm viewing doesn't have any offer, so eventually I can make one and mention the same studio going for lower with another agency
'Offers in excess' means the seller wants offers in excess of the listed price, that could be as little as £5k over or maybe they'd even just accept the listed price. It doesn't mean they've already received them. Unless you've already contacted the EA and they've told you offers have been made? I assume not as 'Doorsteps' is an online only EA, it's essentially the budget Purple Bricks who use the minimum resources required to process a house sale - if you were to contact them you'd either be speaking with a customer service advisor in a call centre or the seller of the flat directly, not a proper EA trying to pressure you.
The 'EA' they're using to cut costs, the listing price and the fact they explicitly say 'Priced to sell' in the listing indicates the seller wants to sell quickly at a good price (for you), not a potential bidding war.
Also, i'd advise checking out the below blog and researching news stories etc about any of these buildings before committing anything. It seems there may be potential issues about cladding for a start.

I'd not touch a new build in London nor a studio. Each to their own though...
jimbog's was a far better option2024 wins: *must start comping again!*0 -

Ok I may have misunderstood that. I will touch base with that property too and see. I just seen that one going for £325K....God that's a really sweet complex of new builds. The studio is an okay size...enough space for me. Good conditions overall, it definitely had some wears on the floor and some mold in the edge of the bath (It looked like it just needs some good cleaning).
It faces the railway which is a bit disappointing but at the same time I could live with that. Really good double glazed windows, I saw some trains coming and it was quite inside.
@hazyjo to each its own....but.....council flats are not good, above the shops are not good.....new builds are not good too now. I start feeling like is never good enough? My budget is quite tight, definitely an entry budget to buy a property in London so the choice is not as broad as it may seem. yeah Jimbog listed a really nice property, no doubt about it - but it isn't for me...I don't feel like that's what I want to buy. Is probably the safer option.0 -

You are getting there, don't be too disheartened! It seems you are clarifying what it is you want which can only be a good thing. There is no shortage of 'nearly new build' flats around (and others that WILL come onto the market).
You are in a strong position, the uncertainty of Brexit is in your favour for price trends in London!Gather ye rosebuds while ye may0 -
I'm going and see the cheaper studio in Battersea today - it seems like I'm going to meet directly with the vendor.
It is a bit worrying that cladding issue, apparently few buildings around seems to suffer from that...0 -

As you'll be shown the flat by the vendor, it's an opportunity to ask questions an EA wouldn't usually be able to answer and get a more real feel of what it would be like living there. Like what are the neighbours like, why are you selling etc etc. Of course, still take the answers with a pinch of salt but it'll likely be clear if they're lying or trying to hide something.
Also, sorry if i'm missing something but i can't see a washing machine in either of those studios. Presumably there are on site cleaning services you'd need to use, so worth enquiring and checking them out too.0
