    Well

    Decided to sack the existing estate agents and will take a short break before going back on with a new agent who will take new photos and use a real camera instead of the horrible wide angle lenses used by others that exaggerate a rooms size.

    Thanks to all for the advice, the agent I am going with has basically come out with the same advice so we are now decorating a couple of rooms (neutral colours) and de-cluttering ready.

    Lets see how it goes.

    Make sure you avoid these "modern auction" type things.

    The idea of no fees might be attractive to you as a seller. However, if the buyer is going to get hit with a bunch of buyer's fees (as is common with these modern auctions), the buyer is just going to reduce their bid to reflect that.

    Since the thread's been resurrected, it might be interesting to note that the OP's house finally sold last October, £210k, so he must have had an offer fairly shortly after the thread.
