Depends on the area. Unless something's VERY keenly priced, it'll sit for a year or more around here.
I agree it really depends on the market in the area but like babyblade says leaving something to fester on RM with an agent for a year is a very long time.
OP...its very difficult to advise you what to do if you don't want to post a link and let people have a look to make informed suggestions of the way forward for you...without seeing what we're commenting on its blind.
I don't necessarily think that auctions are your way forward either,simply because it tends to be stuff with issues or quicker sales needed and if you are keen to go down the route of a quick sale then just drop your price.
Personally I'd take it off the market and look at it with a critical eye...paint rooms tidy the garden,recarpet if necessary and freshen the whole place up...then put it back on the market and see how that goes.
But honestly you wont get any more than simple generic advice if you perhaps wont share a link or a selection of photos.in S 38 T 2 F 50

Not multiple buyers, a couple of chancers.
Not over priced just in a difficult price bracket that precludes first time buyers, have also had competition with deaths and divorces in our street meaning at one point 5 properties for sale all together in a street of 30 properties. Each house is unique but those on my side have more land and therefore command a higher price.
Yes there is a slump in the market in these parts hence Looking at options, it is worth what people are prepared to pay that is why it sold in the past

From those, without local knowledge, it would seem that <drumroll> you are massively over-priced. And that's without considering the wall of newbuilds.0 -
It looks like a nice house with lots of space.
Some personal observations which would affect whether I viewed or not:
* No picture of utility room. On the floorplan it looks massive so should be a highlighted feature.
* The garden looks like a nightmare. It is huge. A courtyard, a lawn bit with pots, a decked area, a weed/nature garden, proper lawned area, a vegetable section with greenhouse. This may attract certain people but it seems like a lot of work.
* Related to this, 10 of your 18 pictures are of the outside space. What about garage interior? landings?
* The third bedroom is set up as a junk room / wardrobe. Could a double bed fit in it?
* How many cars would fit on that driveway? Does the garage and store have power? As a family home that would be useful info.
* Generally it looks a bit cluttered, especially small pictures on walls which make it look busy.
I am not familiar with the area, so won't comment on price. Taking to auction would be a gamble. Take it off sale for a couple of weeks, declutter, get more flattering pics, better formatted (wall of text!) and written rightmove link would be a better first step.0 -

I don't like any of them, they all have un-fixable problems to me. The OPs House wins hand down, so its new builds vs old really.
Looking at 1 mile i would even say its 15K under valued in theory, If they all went for the asking.
2 agents and the premium listing to me says desperate, i would just stick to 1 agent.0 -
AdrianC you hit the nail with your last comment, you don't know the local area.
The 3 you show are all in areas that are considered less desirable by local people despite them being nice houses. Yes there is the unfortunate "new village" which has sprung up within a quarter of a mile, a hideous estate of new build little boxes which unfortunately some prefer.
I take the point on the garden, can't do much about land attached but we do stress to the estate agents that they ensure viewers are are aware of the extent of the garden. Total floor area does not include the garage.0 -
The issue with newbuilds in the vicinity is all the HTB and discounts the builders will provide making them much more affordable for FTBs than the list price indicates.
. So that will have a depressing effect on price of nearby older houses that can be quite pronounced. Happened to friends of mine witha really nice house to sell that had to drop big time. .in a couple of years time when the new builds are no longer being built, that house will rise substantially I think.
In your case, Since you've "sold" 3 times it may just be a matter of time, as you aren't ina rush you can wait for someone who isn't a ftb wants a bigger house with more outside space.0 -
I love the garden...but sadly its too personal inside the house.
OP I know its your home and you want to express that but the pictures need to come off the walls and it all be a little toned down
It all feels as if you are all crammed in what could be quite a big house if you just removed some of the belongings ...the picture of the room with all the overspill in needs to look more like a useable space.
At the moment I'm looking at the pictures seeing how you live and not really imagining how as a buyer I would fit my things into your home.
It needs to be a lot less personalised....however the bathroom needs some colour adding to it even if in the form of a plant or some towels..its just a little too stark at the moment with a lovely picture of a bath mat,bin and set of scales!
I agree a new set of photos is needed that's a basic requirement of the new agent at the very least....new photos and new life and I honestly think people will see the house differently.
Those pictures look like you are very much living in the property rather than showing me how I can live there...

Thanks to those that have offered their constructive criticisms to the house listing. I do have to admit the picture of the dining room and the bedroom with exercise bike look very busy.
I am in the process of getting new quotes from new estate agents. Because we had packed to move, yes on 2 of the sales we got to within a week of completion!! there has been a reduction of clutter so new photos would reflect this although the dining room would need some tidying up as that is where a lot of the packed boxes are.
The exercise bike has gone and the room is much more open and less cluttered now.0
