you can stick your fingers in your ears and go la la la I'm not listening as much as you like, but the fact remains your property is not selling.
An auction will establish exactly what someone is prepared to pay for it. That figure may not be to your liking, but it will be too late then as you'll have sold it.
selling property is all about desperation, you clearly are not yet desperate enough to actually want to sell
I don't think investigating options is sticking my fingers in my ears. The property has sold so not selling is not correct it has sold 3 times as said in the OP
I would agree I am not desperate to sell, that deadline passed in April so it is a case of wait and see. I would just like to get out of this situation, I have sold a few houses over the years but have to say the market currently and peoples attitudes make you think again plus I need to go and kick my estate agents into action again or sack them and move on hence looking at options.0 -

You may just be getting silly offers now for the length of time its been online, Anyone desperate may have bitten, Im sure thats how some BTL investors work.
You may want to have it relisted with a new higher price 5-10k higher and let them get a deal with XXk off, It has been a year, has your town gone up or down in that time.0 -

So we can't give you a neutral opinion on why it doesn't appear to be getting much interest, and why comparables may be faring better.
Given that you're trying to sell, not trying not be gazumped on a purchase, there's little to lose from posting. Even if you were looking to purchase, any other potential buyers would simply find it via RM because they're also looking in the area.0 -
Personally I very rarely leave ,y property up for longer than a couple of months... If I haven't had an offer in that time I've priced it wrong... leaving it up for 12 months is a bit pointless IMO
Firstly I'd remove from the market, change agent and have a look at how you could dress the property better.
Get some good photos done and a good description and price it right
A house will sell even in a down market if you want to sell it, if you aren't that bothered and want to wait I can't see the point keeping it on RM .
Auctions are good tools for certain types of situations., I'd rather do it right the conventional way0 -
Depends on the area.
