    It gets valued on the basis of what current market values are, not whatever it sold for in 2016. So it would be more meaningful to look at more recent sales of comparable properties in the neighbourhood.

    There aren't really many comparable properties, as its a small village other detached houses at a similar size and rough price are 400 and 350k both of those are 5 and a 6 bed

    Could the sellers just be greedy?

    House I got, seller paid £35,000 (roughly) and I paid £68,500 - within a year, only changes was double glazing, it is what it is.

    Yes, that's possible. Though if you don't have evidence of what the current market is, it could equally be the case that the asking price is correct and it's the 2016 price which was wrong.

    OK, would that be fair though? Looks like the areas get worse/more densely populated the further out you go.
  • It would be really interesting to see what it's actually valued at by the professionals rather than the estate agent and the owner, who obviously have a vested interest. I'm wary of a property I'm looking at being reduced by over 25%, i would also be wary of such an increase.

    I just meant similar villages, not literally ones further away from wherever the centre of population is. They know how to factor in the relevant differences.
