Of course. I wouldn't spend hundreds of thousands without getting all the possible checks! We're planning to arrange a full structural survey once we have the offer acceptance in writing at least, preferably with the SSTC showing on the web.0 -
You could try getting a friend to call the EA and ask to view the house? Their response will be telling.
Personally, if I felt strongly enough about it, I'd call them now, and say 'please take it off the market immediately. if its not listed as SSTC by close of play then please consider my offer withdrawn'
From what you've posted, they sound like a dodgy estate agent.0 -
They won't say. Whenever I ask about taking off the market, they change the subject or ignore my question. They've said they have all they need for the memo now but just haven't sent it.....
How much do you want to push the issue? Personally, I disagree with a lot of the replies here and agree with you. You want it to show on portal's website as SSTC, I have done this for my past 3 purchases. Once the sales memorandum has been released, I will not proceed any further until it is showing as sold.
It works both ways.
It could be that the seller has yet to get a solicitor (all my sales memorandum's have had solicitor details on), so it could be that although they have all the information FROM YOU to send it out, they are still waiting for the other side.
Perhaps ask the question why you haven't received the memorandum yet and maybe point out that until it has been received you are assuming the vendor has not accepted the offer and therefore will continue looking.0 -

I'm thinking along those lines....
I guess we want the house too though.0 -

That's a good point about the vendor not having a solicitor yet. Hadn't thought of that. I guess not everyone is as organised as we are with this sort of thing.
Although saying that, the house was SSTC several months ago and had got a fair way down the line before the chain broke. I would expect they would use the same solicitor as before but perhaps not?0 -
In that case they're either waiting for something from the seller's end, or possibly even negotiating a higher offer with another buyer in parallel with you as backup.
I want to say it can't be the latter, but I've seen worse from EAs when looking to buy in a "high-demand" area a few years ago. They won't say. Quite possibly. We know from speaking to the vendor when we viewed, that he had already accepted a higher offer but that had fallen through. It could just be that they're waiting to confirm that other offer is definitely off the table before proceeding I guess? There were also other people bidding when we did but our offer was chosen and accepted.
I think I'll call/email once more and give a short deadline for us to see that it's SSTC with the threat of withdrawing. I just hope it pushes them rather than us having to pull out!0 -
gonna say you will withdraw I would say you will keep looking for otherhouses and won't be spending any money on this oneAn answer isn't spam just because you don't like it......0

I'd withdraw the offer. They've not honoured your condition the property is removed from the market."Real knowledge is to know the extent of one's ignorance" - Confucius0
