The house is very nice although I agree it's terraced. The size of the garden will make it a difficult sale though as 3-bedroom houses tend to have families in them who want a gardenAn answer isn't spam just because you don't like it......0

That’s the whole garden. It’s the same as 142 but theirs is a terrace where ours is semi detached with driveway and garage on the side as opposed to round the back.
142 is listed as semi-detached but you are saying that it is a terraced house. I would say that 142 is an end of terrace whereas yours is a middle terraced. An end of terrace is generally worth more than a middle terrace because people prefer an end of terrace to a middle terrace. However your house has a drive which will might make up the value for it being a middle terraced house.
The house next door to you, joined in the middle, is a semi-detached because there isn't another house built onto the side of the garage. So your house will sell for less than that one because your garage wall is joined to another house.0 -
I agree completely with this. In your case, for a 3 bed house, the kitchen and living area seem rather small.
To make this a good family house with a decent kitchen and utility area, I'd need to convert the garage, but the cost would rule that out. If it were something with a USP people might consider such an option, but it isn't, so it will sell for what it offers, inconveniences and all. Sorry!0 -
It will probably need to be competitively priced because compared to the whole pool of 3 bed semis it has a number of negatives:
- not really semi-detached as no access to rear
- tiny garden and the decking of the whole makes it more like a yard than a garden
- small kitchen with little scope at reasonable cost
- downstairs and garden small compared to 3 bed/2bath family type upstairs.
For me the layout doesn't appeal - tiny kitchen with no room to eat and no easy access to a dining area unless you rearrange the lounge to something more clumsy. Utility access through lounge effectively. No back door as such - relies on lounge patio so no defence for mud etc.
Developer squeezed 3 beds into 2 bed plots is my general impression so there is a lot of compromise.
So here I don't think its going to be photos and decor but what it offers compared to its direct competition. However the current photos highlight rather than disguise the downsides so they could be improved to at least get a few people through the door. I'd take some stuff off that deck too.0 -
Newbuild in the area you will suffer HTB factors on affordability.
The money needed to buy this gets a lot more with HTB0 -
It says on the floorplan that the back part of the garage is a utility room. However the plumbing appears to run along the front of the house not the back (kitchen in the front) so where does the plumbing for the washing machine and tumble dryer that most people have in utility room go? Does it go underneath the garage floor and down the drive to the front of the house?0

For a 3-bed (which for a lot of buyers, implies two children), it's very constrained. The garden is tiny and rubbish (a completely decked garden isn't a garden, it's a yard). It's a terrace or, if you're feeling fancy, a "link detached" (which is actually an anagram of "terraced"). The windows are pretty titchy too.
The drive cannot fit two cars side-by-side. The tandem arrangement is significantly less convenient.
ETA: looking at Street View, you cannot fit two cars on that drive, full stop.
That's not a family kitchen! You can cook in it, load the dishwasher, do the washing, and that's it. The developer has significantly compromised it by adding a tick-box downstairs loo, when the space would be much better used in the kitchen. The utility area is at the opposite side of the house to the kitchen, which is just silly, and isn't accessible without going through the garage or the french doors, which is sillier.
The master bedroom would be useless for a couple like us; we're both quite tall and having to duck when you get out of bed isn't going to work. (hence why we didn't buy a house like this, but rather a 1930s semi with 2.7 metre ceilings
)
Unfortunately, due to the compromises made by the developer, I think you're going to have to price this as a swish 2-bed terrace, rather than a 3-bed semi.0 -

Why is it being advertised as a semi when it is clearly link detached? Theres a big difference.
Its nice but for me theres no wow factor. Its pretty much identical to the house next door, standard new build style. Just my opinion though, some people do prefer newer houses.
Even if I was in the market for a house like this though, that garden would be enough to put me off. I'm sorry but it really is terrible. To me a garden should have grass. Who's idea was it to deck it all over?0 -
I hope the rabbits have access to grass.
