Too far from the station and shops too close to the railway line and that main road and leasehold.
I suspect that it is just starting to drop in value from the new build premium as newer houses are being built. Probably worth nearer £220k due to the area it is in.0 -

This house, which seems very similar, has been on since Oct 2018 for £240K. And hasn't sold.

I think the photos don't flow - photos 5 & 8 should be after photo 3 or not there at all.
Hot tub photo - not sure why this is put as 2nd photo; it needs to be nearer the end as it may not be an interest for a buyer in terms of maintenance costs etc.
Photo 4 makes the room look small, is this the unit that you were planning on getting rid of, maybe get it redone.
Can you get rid of the table in pic 7, just thinking a 4 bed house and the table and chairs looks cramped for getting at least 4 round. Also it would make it look like there's more room in there.

Thanks for all the advice.
We are in the process of relocating so do have the opportunity to rent the property out rather than sell - which I think we will be doing.
The hot tub is being sold separately so need to add in that but add in comments re electrics being in place.
I will liaise with EA ( who aren’t very proactive) and change some photo’s / descriptions but unfortunately somethings I can’t change I.e. proximity to shops / trains / change the garden.
